Starting a new thread, sorry Russ didn't mean to hijack your thread on your new place, Congratulations to you!

So have any members here built garages big enough to hold your truck/trucks? I'm talking about 10 ft doors. Starting to research restrictions etc for our hood. There are several work trucks parked in our neighbor hood and our HOA doesn't have restrictions. Not interested in doing any work at the property, just wanting a place to store the trucks out of the frigid cold in the winter
Mark was generous enough to post his pictures and history of his shops.
Anyone else? I have laid out dimensions (32x40) and somewhat of a layout for shelving etc. I would love to see as many as possible before committing, should the contractor find out everything is a go.

first of all ...does yor city allow a floor drain?
mine didn't so i laid the drain pipes then covered wit sand and put a coffee can about a 1/2 inch covered.......then after inspection poured the cement and removed the can for the drain.....

dumb ass inspectors

There is a drain in our current garage for condensation lines from AC. But, thanks for putting that question out there. We have found that there are few restrictions except if roof is over 12 feet studs have to be 2x6's

Let's get this party started!

Just transferring same info from Russ's thread too.

I will go out and take some other pics to add later as well with those hanging 4 x 4 drop down racks I have too.

Here is the transferred post:

Started out in the little 16 x 22 single stall garage. Insulated and put in electric base board heaters.
Added the larger shop 28 x 32 onto the little garage. Went up 2 rows of cement blocks....got 12 foot ceilings.
Added a fuel oil furnace that was in house and only 5 years old. House now has propane.
Shop also has back up electic base board heat just in case and generators can run everything if needed.
Full bathroom in shop as well as washer and dryer. Thing have changed up with different layouts of the shelving, but just making a large open space is a great way to start and be ready to modify as needed each year.

I agree. Bathroom, water supply and a drain if possible. If nothing else consider a sanitary cleanout with a cap you can open and run a hose to for dumping.

Both of my last homes had a 30 x 40 pole building on site. I sprayed insulation on the first one and put in radiant heat, had fiberglass on the second one and a propane wall hanging heater that doesn't need electricity. I put in a commercial acoustical ceiling with lots of 2x4 lights. I also put windows in the garage door which helps.

Had I built them I would have insulated the slab, and put in drains and a septic. Neither had water.

I've got a big garage on the back of my property, but don't use it for the biz right now as we base the carpet biz out of the RV dealership.

It's 30x70 with 4 15' doors. Has water, 50amp plugs, 110v, 200 amp service and air lines ran down the walls. I like it because I can drive in from the fron of the property and drive right through and exit out the side.

Cool I have a Sportsman but they kids would like a razor. Fortunately they grew up and bought cars so now there is no need. The Sportsman just sits.

If you asked me two months ago I wouldn't have had any interest...my neighbors have two and took us out and I was instantly hooked. My buddy bought one just to use on two trips to Glamis and sold me the new 15 1000 for $20k

And our secondary location, an old Gas Station (2000 sq foot) with another pole building on same lot (grey bldg 950 sq foot). Plans are to restore property over winter and use as a secondary location for growth. We purchased this property 3 months ago, everything for $15000 cash. And yes......tanks are removed!

Long term plan 10 -15 years I believe I can sell this for 125000 + due to its location along the highest traffic count highway in the county. Ten years ago a friend of mine bought the same neighborhood bigger property for 55000, sold it two months ago 475000. Location location location....

I have built 2 garages (shops) over the years at 2 different properties. When I say I, I mean I did almost all of it myself, including setting the trusses with some help, but subbed out the roofing, and the soffits and facia. I was a home builder in another life.

Our current shop, and the one that we have used for the past 20 years, is 26' wide X 36' deep, with a 10' ceiling. It has a 8/12 roof, with a 2 X 10 floor load upstairs, with a full set of stairs going up for upstairs stoarge. There is plumbing, a bathroom, amd heat and A/C. The overhead door is 18' X 8', with a glue lam header.

Tyvek building wrap, Pella windows, and concrete strofoam perimeter insulation, along with 12" fiberglass in the ceiling, and full pack in the walls with visqueen on the inside walls under the wall board, make it a very tight ship.

There is a separate electric meter with a full 100 amp service into the shop feeding various tools (full woodworking shop, welders, etc.). This is located on our property in the rear within the city on a .9 acre lot.

The front of the shop is brick, matching the house perfectly, and from the same brick yard that supplied the original house in 1955.
