Making Grout really really clean..

As we know there is no magic bullet, (but I’m always looking for options) so with me sharing I’m not complaining. Viper venom, Prochem (alkaline), Procyon hard surface, 2790, flex w citrus, oxi blaster... I think best results have been when I boost w/ 27% vol peroxide

IMO High pH Presprays like Enzall, Flex, Blitz, Code Red, Citra Solve etc all work just killer on grout, especially when you boost with Oxy Clean or 40 vol and some LIQUID D'limoline.



and scrub the damn grout.



Listening to dickheads like Rob who say they've created an all in one powder that does not need boosted will earn you a permanent Goober Title.




But keep in mind, a clean like you Joe, should not be seeing many floors that need boosting, imo.

For agitation I’ll crb Black brush, and chisel brush grout, and turbo into job and out at a patient pace. Then hand detail the edges.. there’s a few more steps but that industry standard stuff.

Follow up with an acid clean if need be..


Grout is super fickle and way less predictable than carpet.


Don't promise results, only your best professional effort.

Mike, I know we differ on this subject. I just cringe when I watch videos of the "12 step process" some companies do to clean grout. My method uses hydroforce prespray at 1200 psi from my TM usually 180 degrees so I can quickly apply 100 to 200 sq ft at a time. Then absolutely no scrubbing ever except for my tiny bristle brush on a stick now offered at Aramsco Interlink (a Tucson inventor developed it). For 19 years I've only occasionally spot scrubbed in front of oven or paint splatter or failing color sealer from a previous attempt. My prespray is oxy enzyme powder. I used to use Viper Venom but stopped using liquids due to poor value and handling as liquids spill far too easily.
Why spend all the extra time scrubbing a floor when most truck mounts can do the job using the power of PSI. Everyone is so afraid of cleaning with pressure that might damage the weak grout, they'd rather do it the hard slow way by scrubbing..

I just preinspect the floor's condition, locate any and all weaknesses or issues, add it to my suggestion list under repairs and present it to the client as things I can do for them to restore the floor. Then collect more income by solving a problem most clients know already about.
I'm a strong proponent of color sealing grout so the repairs I complete harden in minutes due to a catalyzed grout I use. I don't worry about getting a perfect grout color because after color sealing is complete you can't even tell where they are.
I double my income without doubling my time spent.
It's like repairing seams and bleach damage, urine and power stretching. Just a different way of serving your customer and getting paid more for one location.

I have that small metal brush that you put on a pole from interlink...............$25! OUCH!

Flex or Viper Peroxibrite will do most jobs.

Sometimes a phosphoric concrete brightener.

Vapor steam for the really tough stains.
