I'd end up trying to get all that nasty grout out(sink) and end up cracking a "not made any more" tile.

If I did get lucky and it turned out great, that broken tile on the counter would drive me nuts.

I'd try an' sell 'em a new kitchen for Christmas
$14k I'll give 'em a 16ft run of quality cabinets w/soft close hinges and drawers , 1 1/4" granite top w/18ga under mount sink w/disposal , Moen top line trendy faucet, dishwasher and marble back splash

New tennant is moving in on the 15th. They saw the conditions and just asked for cleaning. The clueless landlord thinks it can be repaired.

Which I suppose I could but it would be an embarrassment

A sense of adventure is ideal for the owner in the field. Your guys not having that sense of adventure is a trait you do not want to have change much.
