My guys wouldnt touch it as they dont have my sense of adventure
I'd end up trying to get all that nasty grout out(sink) and end up cracking a "not made any more" tile.
If I did get lucky and it turned out great, that broken tile on the counter would drive me nuts.

New tennant is moving in on the 15th. They saw the conditions and just asked for cleaning. The clueless landlord thinks it can be repaired.

A sense of adventure is ideal for the owner in the field. Your guys not having that sense of adventure is a trait you do not want to have change much.
