Commercial Carpet Cleaning Phone Script

I just posted this in another forum and wanted to share it here as well for those who have the good fortune to market by phone - a great way to get business if you know what you are doing.
I am interested in helping others learn that marketing by phone can be easy and fun, and most importantly and crucial....profitable. Check this out.

I just started working for a company in southern California that sells carpet cleaning services on the commercial level only.

I am calling restaurants and I have found the best approach to be the following:

Hi, my name is _____________, I am calling from Apex Carpet Cleaning and Upholstery Services - and I need to speak with your Manager.

[seems real easy to get the manager as most people that answer in restaurants don't think as gatekeepers - most seem more preoccupied with waiting on customers and just want to move you along and so the manager is easy to reach - obviously I run into the few who want to be
the pain in the patootie - but far and few]

When the Manager comes on the line - i just go on to say....

Hi, my name is _____________, I am calling from Apex Carpet Cleaning and Upholstery Services - we are a locally owned [name of town] 20 year established carpet & upholstery cleaning service focusing on local commercial business.

We also clean tip and concrete floors, as well as booth upholstery. What is a good time to come by and give you a complimentary estimate?

And, then I ask what type of floor surface they have and try and get the square footage.

I also try to include the many other incidentals we offer, such as deodorizing - doing tile & grout, scotch hard, etc

Main thing is to try and sell yourself and get the manager to say yes to having someone come by and it has been fairly easy. Sell yourself on the phone and let the sales guy get the estimate and the sale.

There are a few other things I say but the main thing is to try to keep it as friendly and relaxed and not robotic and boxed.

Just wanted to throw this out here.

I am looking for other comments on phone scripts for commercial carpet cleaning calls - so please sound off!

Other than a hand full of typos I think its a good start

Being "local and established" may not be enough to spark their interest though as just about any company can claim those virtues.

I would want to drop a few high profile names of clients that would vouch for our ability to blow away the competition.
Toot my Yelp or Angie horn
or come in for dinner one night, spend and drink too much and vomit on the carpet, then offer to come back at 6AM and clean the joint for free.

Thanks for sharing.

That's not a market we serve but I wonder if you would be better served with a face to face visit? A chance to shake a hand give him your card and flyer or rate sheet? It seems like you might get a few minutes more face to face? Maybe a chance to ask for problem areas and a chance look the whole place over.

We haven't had great success with over the phone cold calling. We usually will check out the business ahead of time and call and say, "Hey, we stopped in your store or office and noticed the staining and high traffic lanes on your carpet, would you mind if we send out a technician to give you a free estimate for a deep cleaning?"

We just did this again a few days ago when at a casino on the strip checking out an exhibition. They called yesterday and booked a $3,000 job.

Usually does the trick.

I like that! Congrats Will.

I think you could take photos & email them or if you can't get and email address you could color copy them and staple a card to it. Call ahead for who is in charge of maintenance and leave it for them to review. Call a few days later if they don't return a call. Offer to do a test area or spot, just try to get some involvement. See if you can get them to walk the property with you. Be sure to ask them about problem areas they might have.
