Definetly Saltillo.....can't tell if it still has floor finish still on it....if it does most of it is worn off the tile but the last picture looks like the grout might still have finish / shinny grout.
I'd bet at least 1-2 stripping and a acid grout cleaning for sure......I won't do it for less then $3-4.00 a sq ft with a 3-4 layer recoat. But that's just me......I don't do it everyday for a living like you.

Hi Mike,

We'd love to get this job done before August 20 if that is possible. I
don't think the floor is sealed. Probably we will just do cleaning rather
than seal it but I am open to hearing about what sealing would entail.
We'd want a low-toxic sealer and I'm concerned it might take a long time
to dry, and/or have a super strong smell, but 8 people live here so having
the kitchen out of commission even for 24 hours isn't so great.

How soon could Davis come take a look?

Anything you do to that poor floor over than a full take down and reseat and you will be wishing you had a different email.

How are you going to talk your way out of this one?

24hrs to strip /clean and if they don't want any "stinky chemicals" then 48 hrs to strip with "soy base / green stripper" that takes 2-3x longer dwell time...WTF.....it going to take 24 hrs to clean and 2-3 days to dry that "sponge of a tile" before anyone smart enough to do it....can put 3-4 coats.....Run Forest....Run!!

As soon as I saw the poor care that the floor has received to this point, including the base damage, I thought it was a bad job to consider. The later message you posted from her confirmed it.

A good lesson to the newer cleaners about learning to see the red flags, both visually and in what they say to you.

Is that moisture that has migrated up the kitchen cupboards?

Terribly sorry, but my price would be around $20f2 to clean & seal that properly+ it would also be a five day job.

If you would like it done cheaper & quicker, I don't have any recommendations.
