What are some steps or successful methods for pet treatments that proved to work using topical treatment(without removal of padding and disengaging of the carpets) because customers don’t want to spend the extra money getting done the correct way for total pet stain removal?

Every situation will be different. Different level of contamination. Different level of expectation. Different carpet styles and conditions. Most of all different budgets.

For many situations, I would first treat with something to break down the urine as much as possible. Dissolve salts.Emulsify lipids so they flush out easier. Flush. Then use a powdered oxidizer such as PetZone; Pet Force, OSR and so forth. Water Claw. This allows a pretty complete solution, treatment of the pad without disengaging the carpet, removing the pad and such.

Our rule is if OSR cant handle it, then it should really be replaced.

We pre spray heavy, CRB it, water claw the really bad areas, then extract high heat/high flow doing really slow passes both wet and dry... usually spend about 2x as much time on a room wanding it.

or if its really bad we use the 360.

used to do a lot of pad rip outs, KILZ the floor, etc.. hated it

Lay down a generous sloppy coat of P-Lime Zyme or what have you, enough to soak in.

Go sip coffee in the van for twenty minutes.

Use your 6” Gecko to extract the liquid. Be patient, but it goes faster than the waterclaw.

Break out the 360i and after prespraying with whatever, scrub and extract as usual.
Lotsa dry passes at slow speed.

Use the electrostatic sprayer or fogger to dose the rooms with 4 oz/gallon Saiger’s Cide. It clobbers the piss odors in the paint, popcorn ceiling and drapes.
Charge $50 extra for this step.

Call back the next day and bask in the praise.

if you can smell cat or dog urine when you walk in the room, there aren't any..period



because customers don’t want to spend the extra money getting done the correct way


that generally means Fee-Fee PeeBuckets still lives there.
or a rental owner/manager is too cheap or broke to replace fouled carpet

if you smell it when you walk in, and/or the stench rises as soon as pre-spray goes down.....you'll be pi55ing in the wind (no pun intended) trying to fix it "right"

You nuke it with whatever juice de jour pee-spray and give it a slow thorough flush/rinse extract with mucho smellygood juice in the rinse .
and you don't make any promises...cause it may "look" great and smell nice for a minute, but it won't smell so nice on hot humid days

if "truly" an isolated spot or small area that hasn't been a doggie toilet for years..... flooding (literally) with oxidizers and WaterClaw can achieve fair results

Oxidizers have been best for us of the myriad of pee juices.
It also allows a better "nose test" due the lack of covering scents/masking agents etc

You guys are idiots

Just spray it with a good acid rinse, extract, then spray again with an oxygen boosted prespray, and hwe. For a little insurance, spray liquid enzymes after it’s been flushed with no guarantee.

It’s not rocket science
