Scored a nice tile job over the phone today

I know it's not Mikey type of money on a saltillo job but I spoke with the wife a few days ago and the husband called today and booked the job, 4000 sq/ft for a clean a seal $4,500...they fully understand it could be more depending on the condition of the floor when I get there, husband said after his wife spoke with me on the phone she fully trusts my judgement on what needs to be done when we get there...

No just clean and seal over existing seal...strip and seal would be $3-$4 a foot plus
