Did a 1 bedroom suite in a mixed commercial building. Manager was going to have me look at tiles and cgd in the commercial. His management company already sent someone to clean before I arrived. Ceramic tile, they didn't clean the grout. Still looks filthy. They applied 3 coats of floor sealer/Finish on top. Good luck ever trying to clean that grout ever again. I charged $150 for the 1-bedroom suite. Mgr says he has to go with the other guys in the future cause they only charge $95. I do think even argue, just thanks and good luck with that.

What they don't see is that I came prepared, removed 2 rust stains, 1 grease stain and 2 coffee stains because I had the right products with me. Most of you guys do the same without even thinking about it. The $95 hack will probably tell them those stains are permanent and can't be removed, or will charge extra if he has the knowledge.

Hell yeah I'm charging extra for removing all that. If you don't punish them for abusing the carpet it can get worse next round and they may expect same price and results.

But in upfront about it upon initial inspection and on the phone.

Maybe I'm a hack.

We used to charge and still do for major stains. I am comfortable with doing basic spot removal included in my price. Doesn't take long if you have the right products with you. Once I've vacuumed the carpet, (if I vacuum) I take the t-rust to the rust stains, volume 40 to coffee and similar stains, pre-spray, rinse then maybe an application of peroxide/ammonia (Eliminate Is what I use, there are others). I charge enough to include the basic in my regular price. If I have to use a lot of extra chemicals or take a lot of extra time, I charge accordingly.

I got yelled at and told to get out of a house today. This lady had two large wool area rugs. when she booked the appointment she said it was her carpets, not area rugs. When I arrived she shows me two large wool area rugs and tells me to clean them. She then tells me I need to move all the furniture. There was so much furniture in the rooms I couldn’t even turn around. Even if I did move the furniture I have no Idea where I could have put things.

One rug had a dining room table set on it and a bunch of crap on top of the table. The other rug had two couches, coffee table, and a couple of end tables on it. Then there were the two yapping dogs that kept barking at me.

Upon inspection of the rugs I could see they were almost 100% contaminated with urine down to the backing. I informed the lady I could not clean them there but I would be more than happy to take them to my shop. I told her what they really needed was to be submerged and treated for urine. She started yelling at me and told me that Stanley Steemer and another local carpet cleaning company had done it before on the floor. I told her that’s one way to do it but that’s not the correct way to do it, espicially with such heavy urine. She got really mad and escorted me out of her house. Frustrating.

Good thing, otherwise you would have had to clean them.
