Soda works excellent on framing...however in a condensed (possible confined) space it may be near impossible to see. You just can't control the soda enough in a small space even using axial exhaust fans.

I think your best bet is HEPA vacuum and spray MMR. Its not remediation but will make a dramatic difference.

Ditto what he said, but if you choose to go down the soda path.... I have a blasting rig for sale :hopeless::hopeless:

We sold ours to a construction company. They said they were subbing the green guys 10k a job. We made good money with it but hadn't used it in a couple years. Sold the air compressor a few years before, finally the blaster.

I have used MMR on a couple of jobs and have been impressed with the results. I H. E. P. A. vacuum, apply MMR, let dry, H. E. P. A. Vacuum again and apply a broad spectrum disinfectant.



Are the last two steps necessary? What do you guys do?

We don't do the last two. But we don't sell it as remediation.
I think if the client want validation of a "kill" your disinfectant is a good idea.

The MMR is a great stain remover and it may have some properties that will kill mold but it isn't a epa registered disinfectant.
