sq feet of carpet.....................Has anyone ever coordinated the annual cleaning of this much or even close to this much commercial carpet before.

What type of man hours, in general, would be required? Most of it will need to be prevac'd prior to encapping. The typical encap 2-3 times per year and then an annual flushing of hwe.

I just bid a 200,000 sq ft job, but can't seem to grasp something like this. You cannot use any bonnets, so no bonnet pro Lippold.

Curious about anything hiding around the corner on something like this.

You can hardly even vacuum that much carpet effectively and properly for that rate. You need to find out what type of carpet is in there and call the manufacturer for advice. Most likely they can put in touch with the rep (unless they are already in bed with the cleaner). Ask them to get involved because if it is a newer carpet, they are going to have mess on their hands in a year.

Make a few calls behind the scenes, you may be able to ruffle some feathers.

That is an unbelievable rate. There is probably fine print in that contract on labor rates that have to be paid.
