Im going to be cleaning some very large conference rooms in a hotel. Some of it is really heavily soiled because they hold wedding receptions in there. I havent cleaned such large, open areas with my Cimex yet. Im wondering if its okay to go a couple hundred feet laying down the encap product and then turn around and agitate for that length? Is that necessary? Can I just "feather" the trigger in one pass and move on? Id like to do it on my own but maybe someone should spray ahead to give dwell time? It's about 16,000 square feet to be cleaned in 3 trips. I only own 1 Cimex. Any help would be appreciated. Thanks!

Thanks Lee. Should I make a "clean" pass and then an "agitate" pass or is it possible to do it in one pass as long as I don't make a sloppy mess? I realize is a little tough without seeing the condition. I'm looking forward to getting some good experience with this job.

We've done it both ways, usually 1pass is faster overall. Not like HWE at all. A few seconds dwell works great most of the time.

I agree with Lee, large areas that we do usually only require 1 pass to lay down solution at a comfortable pace, return just scrubbing at a slower pace.

Consider using the Maxi Pads, they don't last as long as the Fiber Plus, but are more aggressive on the nasties.

I also carry two spotters in my Big Yella, 1 bottle Spot n Boost, 1 bottle Punch, plus a "Shark" agitator & a rag.

Try and find a powerpoint midway between the areas you are cleaning and work away from that point.

Actually if you pre sprayed with some hot knife by vacaway dwell time could help since that product is an alkaline. The butyl will also help suspend the oils holding the dirt in. I usualy pre spray with release it punch then scrub with realease it ds gravity fed through the cimex. You can also pre treat soda, wine , and coffee spills with realese it hydrox which works well . I have about the same amount of space in a hotel we will be cleaning hopefully soon. I cant justify the cost but man a 2nd cimex would sure be nice sometimes

Yeah, I would definitely need a long extension cord. I do have a 175. You mentioned rotary, is that what you meant? I do have a Rotovac 360i but thats probably not what you were talking about since it would take me until next year to finish...if I started now. I also have 2 truckmounts but the hose runs would be really long. I also have a portable extractor. Im convinced that this is exactly the kind of job I will use the Cimex on. I just dont have the experience some guys on here do with it. Maybe chopping it up in sections will be smart...

For lightly soiled area: make a single pass walking at a slowish pace feathering the trigger as you go.
For normal soil: Make a moderately fast pass holing the valve wide open. Then make a return pass walking at a slower pace that's mostly dry - tapping the trigger every couple of steps.
For heavy soil: Same as "normal soil" - but you'd make one or two additional "mostly dry" passes.

Yes, you can make your "wet pass" run the entire length of the room before returning on your mostly dry pass. As Shorty mentioned, the gray FiberPlus Max pads will accelerate your cleaning time by about 20%. [They're not called Maxi-Pads Shorty LOL] And yes, they do wear out faster than the standard beige FiberPlus pads. We have a special binder material added to our standard FiberPlus pad formula that helps them last longer for carpet scrubbing.

The cleaning process is vey simple. With one Cimex, along and a water person helper you should be able to comfortably clean 16,000 sq ft in about 6 hours. If you're using Encap-Clean DS2 you shouldn't need to pre-spray ahead of the Cimex, unless you were dealing with a very heavily soiled section.

Yeah, a power point is a power outlet, we also call them a GPO (General Power Outlet).

Midway, means midway between the long run that you will be doing, If you have a fifty foot cable, you would try and find a power **^%& OUTLET :lol: in about the middle so you could clean approximately 50' on either side of that point.

Okay, Fiber Plus Max Pads, yo'all make Maxi Pads sound like a BIG taxi cab. :redface: I'll call them Grey, oops, Gray Pads in future.:shifty:

This is some of the language from our low moisture training manual.

One other thing we do on large jobs is we will take 5-gallon containers with us of water. It saves time running down to the janitors closet, pour the water in the machine and add your cleaning solution.

The Cimex applies encapsulation solution through what is known in the industry as the “shower fed” method. The solution is mixed at 2oz per gallon of water and poured into the solution holding tank.

Tip- When starting or changing to a new pad, make sure they are pre-wet, you can permanently damage the carpet fibers by using a dry pad.

The mixed solution is delivered to the Fiber Plus pads when you trigger the left hand lever on the handle. As it hits the pads white foam develops, this should be in an even film spread as you walk.
Tip- Prevent slip or fall hazards by wiping or toweling baseboards, chair pads, floors, etc. that may become wet with cleaning solution or foam while cleaning.
This film is then scrubbed in, as you go back across the film initially laid down. Do not trigger the solution too much, this will cause piles of foam and take un-necessary time to work into the carpet.
Tip- Make sure you tilt the head up off the carpet if you are stopping or if you pause in cleaning, leaving the head in contact with the carpet can leave an over-wet spot once the carpet has dried.

A couple questions,
Where do to get your blue 5 gallon containers?
Is it important to keep the water hot while I run my 1 Cimex?
Suggestions on how to do that?

I think he liked our bid because he asked for references late last week. Really glad ive got Big Yella!

At Walmart in the camping/ out door area. No, hot water is not that important, infact we will drain our un used solution and reuse it with no adverse results.

It opens doors that you might be too high with HWE alone. We still HWE about 50% of our commercial work but use encap on those that it fits the conditions best.

The Buckhorn you can get lots of places but Granger has them in colors. We get blue for cleaning and water damge, red for Biorecovery & Fire.

I must give credit where credit is due. The nesting totes are an idea from Steve Toburen 20-plus years old. He suggested using the with Fire Cleanup and to add a load list to the inside flap. Which we do, makes it easy to restock, so easy some of the Fire Cleanup girls will restock chems and pads when we are busy.
