#2 was 1500 sf of carpet in an empty.
had a capable helper, carpets in good shape, made a little beer money

BUTT...i really just wanted to say,
cleaning with a porty sux

that is all

All depends on the porty but 1500 sqft is a stretch.

I love porty work when it pays.
We’ve got 38,000 sqft coming up in March, and we gave them a price for VLM, or porty....
I pray they go for VLM...
When it's all commercial carpet, doesn't make much sense using a porty rather than a Cimex or op machine. Once you have the dry soil off, it doesn't take much to clean what's left. You can add deodorizers if you want, pretreat stains just like you would with hwe. Drys quick without wicking usually. Don't let them make the choice. You're the professional, sell them the right method.

It’s the Rogers building. They said in Vancouver, Edmonton, Toronto, and Montreal, they have them cleaned for around 9-10 cents a SQFT...
Yeah, not interested if that’s the case. Our quote was 2 and 1/2 times that....

Its Its very doubtful that it is cleaned with the same type of portable as you would use.

They are going to use walk behinds and clean 3-5 thousand feet an hour. It won't be nearly as clean as if you did it but when price is the priority and outweighs thorough cleaning, you get what you get.

We however, are formulating a plan to clean the common spaces in all 7 buildings....
why does it feel like we are becoming more janitorial than carpet cleaning company?

Regular maintenance will be easier than peak and valley cleaning.
When we VLM’ed yesterday, we filled 4 VAC BAGS! Tell me that in house janitorial is not just using a flat floor tool, but also NOT cleaning under desks...
I guess that’s why they get us to ‘deep clean’ using VLM....

They aren't catching any detail work. All center of the room/traffic area cleaning.

Yup. I really do love my helpers attention to detail...
I give her shit for being slow, but damn, it’s vacuumed PROPERLY every time....
We got a new Proteam last week, this week I’m buying a new Shark Lift Away...

Haha, I knew that get ya. No, we sell it as a maintenance cleaning.
We use the porty and the CRB as our mobile deep clean process.

Takes me back to 1976 and my porty years.

We did Wendy's with a then state of the art Vibra Vac setup. It took 44 gallons to clean a typical 900 sf store in about 75 minutes.

We'd try to do 2 a nite, lots of driving.
