So what's a good deodorizer to use in a nasty rental after a urine treatment and cleaning. I have this one property management company that is basically the town slum lord but they manage a tone of houses so it's a great account. Anyway as you can imagine no matter how bad the pet damage they will not pay for anything more than a cleaning and deodorize. All that they care about is that it smells good when the tenants first move in. So they will always have me clean and deodorize and then usually go back and re-spray it whenever the smell wears off. The stuff I've been using works ok but I'd like to try something new that might be a little longer lasting so that I don't have to make the time to go back and re-spray a week later.

One of my customers has this for his apartments. He's got a very sensitive smell in his nose and even if the apartment smells presentable, he still thinks it stinks. So one day ,he plugged this in before I came to clean and asked me to find the urine areas that could not be seen visibly or urine light. Normally, when that happens, my nose tells me right where it is. Not this time. the apartment had this strong deo smell from this diffuser he had plugged up, so I told him to not use it until after I clean.

Just a suggestion. Rent that machine for one day after you clean

Use a skunk odor deo. I used to use masterblends.
Mix some up in a pump up and spray around after. Very strong and very long lasting.

The key to any odor removal is to remove the source and ventilate well to remove stale odors.

Once that is done, use something that is formulated to remove odors not simply to cover them up. I love Hydrocide for that purpose or Hydrocide Extreme to add a slight fragrance. Any of the "...cide" products use the same chemistry - Odorcide, Saigercide, Dynacide and so forth.

Heres a trick I learned from another cleaner. Mix 50/50 water/acid rinse and lay it down using a Hydroforce. That knocks any odor down even before you clean. Then use the above suggestions during cleaning and after.

but as he stated they do not want to pay for a proper job. They just want a cover-up long enough to get someone in. Nothing new in this scenario unfortunately

as well as chemister sunshine I also like chemspec kill odor Plus for something like this

Absolutely! If they gave 2 cents about these properties obviously I would go through all the proper steps to try and rid them of the root cause of the odor using the appropriate treatments. But we are talking about $*--hole rentals that most people would never want to live in. So these are strictly clean and spray jobs. I get the normal cleaning charge and get to add a whopping $25 to go back through with a pump up full of deodorizer and douse it so that it smells presentable till they get someone to move in. I read a lot of good things about the Chemeisters Proliminator Sunshine so I ordered a bottle of it last night hopefully it can be my new go to deodorizer for this application.

Do you spray the urine spots with a 2-3ph rinse acid and spray everything else with your normal juice? If so, just put the deo strong in your rinse jug and it shouldn’t add any more cost or time to your job

Well, if they are visible. The problem is that years ago I had a carpet hookup and I got a really good deal on some dark brown rental grade (cheap) sculptured carpet. So I paid a guy to install carpet for me whenever this particular rental company actually gave in and replaced one. It was a pretty good gig for me I was making about $3 a yard profit for doing nothing. Anyway you can't really see urine too good on this carpet because it is so dark. So like I said they are pretty much a clean and spray. They just want the bare bones only.

So I paid a guy to install carpet for me whenever this particular rental company actually gave in and replaced one. It was a pretty good gig for me I was making about $3 a yard profit for doing nothing. Anyway you can't really see urine too good on this carpet because it is so dark. So like I said they are pretty much a clean and spray. They just want the bare bones only.
@Tom Forsythe bridgepoint has an acid prespray with enough surfactants in it to break up the soil. Just spray all the carpet with that and do a strong alkaline rinse to help break up the oils. I bet that’ll fix your dilemma and be very efficient.

Ace or Home Depot grab a gallon of Odoban Eucalyptus scent.

Drop hydroforce tube tube straight in jug at 1 to 4 mix ratio.
Post spray at slow pace.

A friend swears by it.

wouldnt use it in a nice place, trashed only
that stuff is like pure perfume concentrate. honestly the strongest stuff I have ever used... I used it in a multi sprayer once and the smell lingered for months in that sprayer. If it gets on your skin it will smell for days lol, I spilled some in a truck and I still get a whiff when I open the doors.

way way too strong will give your customers headaches lol

yep only the nastiest, I never reordered because although I get my share of bad I dont do them constantly

I personally carry hydrocide can't comment on most mentioned as no distributers here

Flush the carpet really well when you are cleaning it. After you are done spray and enzyme deodorizer such Marks P-lime or Molecular Modifier on the carpet. Those products keep working on the urine as long as the carpet is wet. While the urine is wicking to the top of the fibers the enzyme is working also.
