Dhanis tile

A client has a courtyard with Dhanis Mexican tile, a red terra cotta type tile.

She says it was to slippery when wet so she brought a company in and they painted it with some an aggregate impregnated paint. 5 years later the paint is chipping badly in the areas exposed to UV and the direct heat of the Texas sun.

The paint chipped up fairly easily when I scraped it with my pocket knife.

She wants to go back to the original tile look and feel. What’s the process for taking this paint up? I feel like my Trinity machine will be helpful here but this is an important client and I want to get it right.

an important client and I want to get it right.

This creates a lot of pressure, but my guess is that if she asked you to give her skydiving instruction, you'd be confident to let her know that it isn't your field of expertise.

If you add to it that people who do have tile and grout cleaning and repair within their circle of expertise wouldn't touch it, you can give her an informed answer as to why you can't help.

If you ruin this floor, she will not longer be an important client at all.

It is a gutsy assumption that I have an area of expertise from which to step out of ... I am up to 43.23 sqft of carpet cleaned though ...

Well, he said it’s an important customer. He don’t wanna give the impression he’s not in control 🤷🏼‍♂️🤪
It has nothing to do with control, more about trying to find answers for someone that I very much respect and want to help. I just want to figure out if it is something that is doable or something best handled by a specialist and the answer has been crystal clear.

I completely understand what your saying and don't disagree with the sentiment

... but ...

I would love for her to ask me for skydiving instruction because ... I have been jumping recreationally since 2006 and hold a USPA "D" license (expert rating).

I presume I will get the answer to why "run" is the predominant response in the October class in San Antonio ...
Youll have to mask every room at least six feet up from the floor.

There's so much agitation involved. Chances are you're going to ruin whatever the baseboards are so you better be a good painter and carpenter.


If the floors ever been recoded it can take you over an hour per square foot tile all said and done.

If it happens to be a synthetic super salltillo you can expose an aggregate and you just bought the floor.

Do you have a weighted 175 and an 80 grit malish brush?

Are you familiar with how to heal it?

You enjoy the smell of butyl?

Do you have a large commercial Shop-Vac to extract all the top coat into? if it gets into your truck mount blower its game over.

You have a helper with incredible patience and to enjoys the smell of buytl?

Are you ready this great that coating off from the edges and in the corners and under kick boards in the other obstacle where you're 17 in 175 can't get into?

Are you comfortable cussing in front of this lady?

The customer wants a return to the original look, and that's pretty much impossible. If you want this to be a profitable job, removing the paint and restoring the the tile will likely cost more than replacement.

A more durable and less slippery choice would be a grippy quarry tile.

Or just repaint.

I gotta say, you have me on that one!!!

I lost a carpet cleaner friend in a sky diving accident over the Antarctic years back.

Please be more careful than Ray....
