We have always used, and been happy with, MasterBlend Urine Lock for our pet staining issues on carpet and rugs. Finding out that this product is no longer available. Looking for suggestions for an alternative for carpet and rugs that is an ACTUAL enzyme and not just a masking agent. Any suggestions?

is it live bacteria or enzymes or both?

It's a bacteria enzyme. There are 1.5 BILLION enzymatic material per OUNCE.

It will consume organic material and secrete more enzyme so in 20 to 30 minutes it's going to double to Triple the enzymatic materiel.

It is important to not use any other chemistry and turn the heat down on your truckmount (if using a TM) while applying the P-Lime-Zyme.

Both videos show us cleaning with the product and how we use it including comments such as Just mentioned

Bridgeport's Bio-Modifier and Bio-Modifier Extreme are bacteria and enzyme combinations. No product that I know of has a greater concentration of bacteria and only a couple are equal. Little urine digesting enzyme building factories.

Both include Hydrocide to help eliminate odors while the enzymes and bacteria work.

Extreme has a mild fragrance (Sweet Pea, of course).

Moderate temps speed up the action but don't get them too hot.

The attached article hopefully clarifies the differences. Bio Break has an enzyme, Bio-Modifier has bacteria only in the bottle. However, when it comes into contact with contaminants ihe bacteria create the enzymes necessary to digest the contaminants.

If a carpet is cleaned with a pre-spray (10-11 ph) and rinsed with a mild alcaline or acidic rinse, would that effect the ability of the Bacteria to work (Bio Modifier) ?

Most soil is acidic so a pre-spray of 10 to 11 will be reduced to around 8 pH being rinsed with water alone. (We did a test on Flex Powder registering at 12 pH being reduced to 9.5 pH after rinsing with water only. The same scenario using Flex Ice brought the pH to 7.5.) Bacteria will be most active at neutral pH levels between 6 and 8.
