Neutral ph of 7 (and a good cleaning prespray too)

We put it down with our inline pressure sprayer at 4:1 and turn the truckmount down in temp. (can also put in pump up with warm water or even pure strength)

120 degrees is a sweet spot, but even as it were to cool down, it will start making more enzyme.....let dwell for about 20 minutes....extract or even apply another application of your favorite prespray if really soiled too....extract and make some money and happy clients :)

Suggested Product Use

· Pet accidents on carpet, floors, furniture, and clothing

· Laundry Spotter and Presoak – Will work on all organic stains. Apply directly to the stain and allow enzymes to consume the organic matter. For a laundry presoak, mix 8 oz per gallon and allow laundry to soak for 45-90 minutes and then wash
· Can be sprayed at the base of toilets for deodorization
· Pour down sinks and drains to maintain your sewer lines or septic tank. Add 2-3 ounces twice weekly to keep drain pipes flowing freely
· Spray in garbage cans to help deodorize
Stain and odor spotting directions:
1. Shake product before use.
2. Flush out any solids (uric acid crystals) with Harvard Flush Out or alternate light acid that will dissolve uric acid crystals.
3. Saturate stain with enough Pet Stain-Off to penetrate the carpet backing.
4. Pour or mist equal amount of warm water (not HOT) on top of stain to activate the bacteria in Pet Stain-Off.
5. Place a warm damp cloth on top of stain to trap the moisture and improve the performance.
6. Allow to dwell as long as possible.
7. Extract or blot the spot after dwell time and you are done.

Optimum Conditions
- Bacteria in Pet Stain-Off perform within a pH range of 6.0 to 9.5 with the optimum pH near 7.5. The addition of strong acid or caustic cleaners will kill the enzyme activity. This product's organic stain and odor digesters formulation are most active at warm temperatures and will retain its activity up to a temperature of 1300 F.

Hello Everyone - Just to clarify - the Pet Stain-off can be diluted for treating the whole carpet like Mark Saiger had mentioned in his post. If you are using it as a spotter most cleaners will use it "as is" straight from the bottle and sprinkle a little warm water on top to activate. I have also heard some will pre-mix 50/50 with warm water and use this as their spotting solution. For whole carpet pre-spraying then a 4:1 mix with warm water is ideal. Also - the above statement in regard to water temperature stability should read 130 degrees F and not 1300 degrees. Thanks and good luck!

How many ounces in a five quart sprayer at 1:8?

Ok, ill work on that. I have a leaky hydroforce that i have to fix then ill make it 1:4. Ill use my battery sprayer today. 16 ounce to 1 gal of water for cleaning?

how effective is this for walls and hard surfaces??
It works pretty good - keep in mind as soon as it dries the enzymes stop working. With carpet and soft surface it stay moist longer and so the enzymes stay active longer and continues to work. We have a lot of customers that will spray this around urinals in tiled bathrooms and it works great. Also can be used in drain lines for odor issues.

I really like it also! Nice scent, and I can't stand the smell of most deodorizers..

On really awful stuff, like you are showing. Do you warn that it may stink for a while.? Even though it has a very nice fragrance, while the critters are feeding the by products can smell.

So far all good.

Had lady yesterday who doesn't like smells but was ok again with everything.

LOng ago, doing apt community. Maint. person had a situation. Really bad room. Bad home situation. Wife left , kids pets work. All piled up. He asked how to clean this really bad room. I mean really bad. One of the worst I have seen. No practical way for me to do it for him, or for him to pay me to do it. dHe was not asking me to, he just wanted advice. He had put really nice carpet, on his own, in one of the bedroom. That is the one they kept the lab penned up in.
I gave him product to use. enzyme , live stuff. Told him to douse it good and let it sit.

He later asked again as it still smelled. I then gave him more. It was a mix of several kinds(we carpet cleaners can't help ourselves, keep trying stuff!) Several 2.5 (butler) containers of stuff. I went in, cut the seam at the door, pulled up the carpet and started pouring . Pad and all. Carpet was already completely delaminated .
Told him to hold his nose!
It stunk for a good while! A really good long while.
But when it was dry , wow! except for the fact that it was falling apart,lol. due to the severity of the urine it was fresh as a daisy!! I could not even believe it myself. I though it would need a good rinse, but it did not!

What if you follow up after 20 minutes with regular prespray like Cobbs Powermax that has percarbonate in it, extract, then post treat any staining with urine stain remover type peroxide product? Obviously you wouldn't have the lasting effects of the live enzyme. I guess the urine that is not showing stains you wouldn't need to pre-treat with anything else just try to avoid those areas with your regular prespray. I'm going to have to try this product.

Obviously you wouldn't have the lasting effects of the live enzyme. I guess the urine that is not showing stains you wouldn't need to pre-treat with anything else just try to avoid those areas with your regular prespray. I'm going to have to try this product.
Peroxide will kill, so trying to use a product without would be helpful.

For some stain removal, I will still mist some of a peroxide on the top of the carpet, but usually in those areas I have saturated pretty good too so knowing I have left a good portion of enzyme behind to keep working

I'm a little confused. Urine cleaning rule #1 says to use a low ph product or oxidizer to transfer the alkaline urine salts back into a liquid for it to be able to rinse out. Then use an enzyme to kill any remaining bacteria that would cause an odor.

This is a neutral ph product.

Are the rules BS? Or is the person (suppliers who teach certification classes) who made the rules just wanting to sell more products (acids, oxidizers, enzymes) instead of just one product (enzyme)?

It's always been confusing. Every manufacture has 5 different products that are the go to, well which one?
