Been doing a lot of work for a large commercial company headquarters. This is their latest request:

XXXX wants to set up having the pantry laminate flooring waxed. We have 5 pantries in the building. What info do you need to set that up?

I don't know why they would want to do this on a laminate or if it's even possible. Not sure it's something we want to even get involved with since we don't have experience. I'd like to go back to them with accurate info as to if it even can be done, or why it shouldn't be done.

Any insight would be greatly appreciated.

What you have is a person who does not know what they what nor on how to ask for it.


I would decipher that as "I don't know what this floor is other than hard and not tile or wood and we want it to look new again. We also have been mucking it up by improperly cleaning it so please clue show us how to maintain it"..

Either drop by or have them send a few photos if it's far away.

I agree with Mike that they may not know what their floor is. If it is truly a laminate, what it probably needs is to have the cloudy redieu of improper cleaners and hard water removed. I would use Hydro-Force Wood Fresh cleaner along with distilled water. Let the original shine come through.

If it does need a recoat Hydro-Force also has a wood revitalizer finish that works as good as anything.

Just after I posted here, I sent an email to the contact. (Already a step ahead of you, Mike, but thanks for the tip)

We would need to know a bit more about the floor and possibly see it. Typically a laminate floor isn't something that would be waxed so I'm not sure if it really is laminate or something else. VCT tile is the type of floor that gets wax, so maybe you meant that?

What is the result XXXX is trying to achieve by having it waxed? Is it for aesthetics (he wants more of a shine to the floor) or some other reason? I think if we can better understand the needs, we can offer the best solution.

Attached please find a photo of the first floor pantry flooring. XXXX was just looking to have it cleaned and shined. It's very filmy looking.

Looks like linoleum to me....so maybe we will just clean and then load it up with mop 'n glo.....Just kidding.

Low rent sheet vinyl.

Mop down some stripper just in case it's been topical'd, scrub with a new red pad and wand rinse.

Do not recoat.

Sell them a gallon of neutral ph, no rinse and a flat mop

$1200 in your case.

We don't have/use that. We will likely just use the Turbo.

But, in their words, they want it "shined".

Of course we will educate them as to the pitfalls of doing so and the maintenance issues...but ultimately if the customer wants it, we need to figure out a way to give them what they want.

It's no different then the customer that has VCT and doesn't want it waxed. You just don't wax it, in her case , they are going to wax it.

The new facility manager wants a shiny floor. He inherited this one. Sometimes you have to work with what you got.

John stopped by today. Looks like the haze is a build up of product they are using to clean it. Once we remove that, the floor may have the "finish" he wants. That is how we are moving forward at this time. If it doesn't, then we will present him with options and the cost for us to maintain the floors for him so the shine stays.

After the walk through today, we got the following email from the Admin Asst:

Thank you so much for sending the guys my way.
That worked out perfectly. XXXX is very anxious to proceed with the pantry
floor work. I'll get a work order together as soon as you get the quote
over.

John had mentioned the marble flooring in the lobby. XXXX actually does want
to move on that sooner rather than later. Can I get that priced out as well
because he'd like to get the ball rolling with that.

Lastly, we want to get a program in place with routine carpet cleaning
maintenance for the building. What's the best approach? Does John want to
meet with XXXX?


That "lastly" is HUGE for us since this is the building

We really are loving this new facilities manager. Every point of contact seems to bring more work our way!

customer is always right, if they want a shiny floor, give them a shiny floor. Whatever finish you use on vct, will work on lineoleum. Just means from now on, it will need to be maintained like vct. Strip, seal and wax on a no wax floor.
