Me: Hello, this is Joe with Gingerich Floor Service.

Client: Yes, I need two rooms of carpet, about 18x20 each and a small hallway cleaned. When could you take care of it?

Me: This is our busy season, so we’re booked out a ways, would the 18th of July be ok?

Client: No, I’m closing on this house on July 6 and need it done before the 5th.

Me: I can’t take care of it by then, my schedule is full.

Client: Do you know anyone else that can come take care of it by then?

Me: No, I don’t.


What are these people thinking? Your selling your house, a process that doesn’t go from idea to signed papers overnight, and you don’t think to arrange for moving and cleaning until Friday afternoon (6 days before the deal ends) on basically the 4th of July weekend?

And she sounded flabbergasted that I was booked solid until the 18th… lady if I wasn’t, I couldn’t afford to be in business!

This, and all the other situations like it, are why commercial is the way to go. I’m to the point where I almost dread calls from new residential clients.

And I think it all starts (in these last minute move out/home sales) with the real estate agents and their brokers.

If they’re going to portray themselves as professionals who guide buyers and sellers through the process, they need to bring up and push things like arranging moving, cleanup, and repairs from the time these people sign a contract to list with them.

People who are moving out are often moving out of your market area aren't worth working for in the first place. If you look at the costs of acquiring a first time customer, you really depend on repeat business to make anywhere near the profits you deserve.

Also: Someone who is making a panic decision like this often also has other "issues". Examples might include:

1. Not being there to meet you on time, or at all, because they were "so busy doing other things".

2. Not being able to pay you at the last minute, giving you a bad check, not enough money in the debit card, credit card cut off, etc.

3. An odor problem that they conveniently "forgot" to tell you about, including urine and even mold.

I could go on and on...and often do....but in this case, I think I've made my case.

You lost nothing but potential nightmares in not being able to do that job.

Jim, I’ve experienced all three of those examples (and more…) and completely agree with you.

The lady even had that “pain in the ass” tone in her voice. Lol You know the one… slightly pretentious and expecting snap of the fingers service. 3 seconds of stunned silence when told, it ain’t happening. A barely perceptible stammer as she realizes she’s in a corner. It’s hard to say if she realizes she likely did it to herself, in her mind this is probably all my fault.

they are oblivious to the fact that the carpet is really dirty until they start moving furniture and see the contrast. Then begin to think that they will be asked to lower the price at closing because the carpet is dirty.

and they sure wont be buying your protector or into your Always Clean program.

I wish I could remember the substance of the sales pitch, but I remember one industry leader who, as a part of his protector sales scripts for cleaners, had an answer for people who wouldn't take protector as an upsell on a property they were selling.

It was one of those things that sounds good in class, but never works in the field.

Simple, just find a cleaner in your area that is willing to do the last minute jobs.

I had a long time realtor (the BESTS for referrals, the WORST for last minute jobs) ask for a quote on a house people were moving out of. She was going to pay for it as part of the deal. I could fit it into the schedule as it was to close on a day I had open.

Later she calls (the day before the appointment) to let me know that the closing was delayed and could I do it the following week. No way, but I had the name of another cleaner that isnt as busy as I am that I refer this type of work to.

He did the job. everyones happy. Did I lose $800.00? no, I called an appointment that wanted me to call if I had any cancellations. Everyone wins!

What's going on with ASTS? It was kicking ass, but dropped this last week. Time to buy more?
It dropped because they diluted shares. They added something like 12 million shares to raise money for more employees and satellite production. Big things coming. Don't let this little blip scare you.

SOUN has been kicking ass. I got 2k shares at around $2.

Great study of the need for patience and understanding, and to look deeper when something doesn’t feel right.

My departed wife would always fume when she thought a woman was behaving badly in any way like that....sometimes I had to physically restrain her.

...but how about the sociopath on the other end of the wrong number who played the jerk instead of letting you know you had the wrong number? Sociopaths ...🙄

yeah, whoever got us good. I admit. I was gonna blow up that number with subscriptions, but they got us fair and square, we will be the better people and learn from it.

thats kinda my take on protector. Its like applying wax to the car. It makes the rain bead up but the car will still get dirty.

So if the customer thinks that protector will magically keep the carpet clean, then their expectations are unreal. Then the analogy would be that waxing your car will keep it clean.

Th wax helps protect the paint. The Scotchgard helps protect the fiber.

A good salespitch when I used to offer it was with the clear tubing. Sandpaper half, and leave half clear. This would be an example of how the protector would help a fiber with micro scratches, and make it appear better.

I've been getting several last minute cancellations the month of June and a few calls already beginning this July. Due to the heat, I'm not in any rush to fill the slots in...I'm just enjoying the breathing room

Anyone else getting these customers too?

Just had another one.

Needed done right now, at 2pm, because she has company coming for July 4… tomorrow.

There was a quote from some higher up US intelligence official a month ago talking about the majority of Americans “existing in a quasi-retarded state” mentally. I think he was on to something…lol
