got a call about a little mishap from one of our prop mngmt accounts

seems the furnace pilot light blew out during one of the high wind periods we've had inthe last month or so.
Pipes froze, then let loose after the unseasonably warm spell we had a couple/three weeks ago
(high 50s/low 60s for a few days)

the result was a disaster, as no had checked this empty unit and the water was running for at least 2 weeks


every room looked pretty much like this shot.

not just damage from the pipe break, but also soaked thru walls from major ice damming on the roof.
there were still bubbles of water under the paint

The manager that handles this unit is in hot water with her boss.
This is already a "distressed" property with 2 of the six total units being vacant since summer.
Worse yet, 3 of the four rented units have non paying tenants and are in the eviction process now

heads might roll over this one...

It's out my league to do it "by the book"
This isn't one I'd feel comfortable about "flying under the radar" on

a "real" restoration co is handling the dry down.
we'll put it back together when the mold and dry down is complete.
