I don't add it to my prespray. I use it on its own. 8:1 in the hydroforce. I find the spots with my pee light and hit it with the Harvard. I then flush it out real good. I've had some good success with it.

I Hydroforce it at 4:1 with TM temps turned down

Just hosed down one this morning that letting dwell and work all day... Then gonna clean tomorrow morning.

Rental empty....

Otherwise about 20-30 minutes dwell time

I use it directly on the affected areas and extract just like Multiphase or OSR.
I will use it in the Hydroforce if the issues are more widespread.
I also was using it to clean my own laminate floors as one of our boy dogs was constantly marking. :hopeless:
It really does work very well and I'm trying to get away from OSR. While it works really good it has a smell that many customers just can't seem to get past.
Most customers understand and are fine with it but but there really are some situations where it's better to have something that leaves a much nicer scent.

YaHoo I finally won something! LOL ! I will try it in a hydroforce and see what happens. I like OSR but the mixing and waiting is overkill in some situations. I like the idea of just going through the area with it first, setting up and flush it out. Thanks!

How many of you who use it do a significant amount of pet urine odor restoration? We do a fair amount and have found the percarbonates to be the best followed with a good deodorizer like odorcide/hydrocide/Biomodifier.

We are always looking to up our game or find the next greatest product

We have been using legend brands oxcelerate. The smell is much gentler

Hmm...never heard of it.
I do quite a bit of pet odor restoration and have used OSR as my main go to.
I posted a thread the other day called A whole lotta pee.. It was horrific. Should've been a tear out but I was helping someone in a bad spot.
I used Multiphase just like OSR and extracted with a claw then cleaned with Chemspec Kleen Enzyme. I went back yesterday just to check out how well it did and was pleasantly surprised. No urine smell whatsoever. I could smell the Multiphase but no urine. The Pet Stain Off works the same way but I think it smells even better than Multiphase.

Pet Stainoff is an enzyme that makes more enzymes to go after the odor.

The other (OSR) is an oxidizer for going after stain and odor.

Multi phase is a odor encapsulation type deodorizer such as odorcide and Hydrocide. Not sure without going to look for the SDS sheet what the Biimodifier is...

So different chemistry actually with the pet stain off and the reason pet Stainoff needs some time to work too. Enzymes need time to attack and make more enzymes

biomodifier is a enzyme product also. I used to use it, but found the pet stain off to work as well or better. and smells better.. bubble gum vs perfume. i rather have bubble gum. customers probably prefer bubble gum over bearing whore any day. :)

We have found that using fresh, organic goat's milk is extremely effective with pee and odors. The calcium is chemically active immediately but the real benefit is that as it sours, the goat's milk increases in acidity, neutralizing and counteracting the (alkaline) uric salts. The combination is baaaa-aaaad.

The calcium is chemically active immediately but the real benefit is that as it sours, the goat's milk increases in acidity, neutralizing and counteracting the (alkaline) uric salts. The combination is baaaa-aaaad.

Now that is funny because yesterday.... We were trying to get spilled milk smell out of a car seat and floor I got talked into trying to eliminate my.... Lol

And Oh... What a smell!!!

For milk, you need to drink decaffeinated coffee (black) and after fifteen minutes, pee on the spot. It is a reverse reaction, slightly exothermic, so be careful to have a small extinguisher handy.
