I cleaned a garage floor last night for the first time in my 10 years in this business.

Came "clean" but still looked like total crap from old stains. Hated to even charge for it but it was big and took a while.

Use oil dry and scrub it in with your foot then rinse again.

I shop vac the floor first too. Helps keep the vacuum slots clear and doesn't plug my filter so fast. Less grit left behind.

But they're not.

Go into it very clearly..

Epoxy floor coating is easy after cleaning. But I still try to talk them out of it. most I can do in an hour and a half at 300.00 bucks minimum. But they still drive on it too soon.

I thought you were suppose to grind or hone the concrete to get it to stick right?

Yes they are still dirty. We ain't getting it out though but you can hide it better.

It's more about managing customers expectations I think. The better they want it the more it costs.

Wouldn't hurt to rough it up but i'v found acid rinse is more important for adhesion. I use a carbide brush for the cleaning which roughs it up enough for me.

One of the smartest men in this industry that few really knew was Jim Roden, founder of Prochem.
He once told me:

"Look Jim, no matter how good our machines and chemicals work, what the consumer is really buying is there time. They don't always perceive that a professional cleans better than they can. What they want is not to have to do things around the house themselves, and have time to have some fun instead"

So, even with some oil stains left over, what they are buying from you is a Saturday....

....golfing
....fishing
....hunting
....four wheeling
....time with kids

Priceless stuff. Once you are as old as Mikey (or ancient like me), you only have so many Saturdays left in your life.

So clean their garage, and let them have fun.

Btw......some of the harder stains may require a little lacquer thinner.......so don't let the kids smoke........

They make all kinds of oil dry......get the lighter colored Georgea clay.....

You really like to overwork things don't you. If you have a good grout cleaner, Just let the cleaner dwell for 10 minutes, then hit it with a spinner. I will hit the edges, corners, and cracks with a pressure wand to detail, then clean with a spinner. Use a scrubber only if there is sludge build up.

Ive tried it with and without the Nyla/Mal Grit scrubbing


I guess I'm just Premium cause it makes a hell of a difference.

BTW.....if you do decide on using lacquer thinner.....do an area NO MORE than a couple of sq ft at a time.....if you soak the whole floor at once.....send me yor eulogy list first

Cleaning concrete, removing concrete and even etching concrete are all different jobs.
