I wrote last week about a carpet in an office that I had to do that was bad. This weekend I worked on it and tried to take photos to show what I was up against.
First off the last time I was there to clean with my TM and RX was 2 years ago. (i have ask about doing it more often) before that I was there one year prior.
Since my gym is right up the street several years ago while driving by I saw another cleaner there doing the job.

It is my opinion that neglect along with possibly another cleaner using a strong degreaser probably damaged the fibers.

Here are a few pics.

Trust me the water was hot and I used Flex with citrus and Boost ALL, you could see an improvement and the waste water was pure black.

Looks like normal wear and tear for office carpet.

I don't think any strong degreaser by another carpet cleaner would hurt that.

It's worn down with the constant foot traffic.

Maybe you could try a bonnet cleaning to go back over the areas after your steam it if you think it looks that bad.

Agreed looks pretty normal for a medium traffic retail office, scrubbing will help, encap will help.

VACUUMING everyday with a working vacuum will really help, but you have no control over that and most people blow it off.

The only unusual thing about this carpet is how black it is right up to the edge, which might suggest the use of a product with a sticky residue like Capture. Otherwise, permanent gray comes from fiber being damaged by foot traffic and grit, with a little asphalt walk-off or machine shop oil thrown in.

It is, what it is....

Crappy carpet no one cared about til it's to late.

Some advice all of us should be giving to commercial custys. Move your flipping chair mats (a few inches) a couple time a year.
