pressure regulator

I have a pressure washer that started doing some strange stuff yesterday. It would not hold full pressure. The engine would go up and down. It didn't die. It would do ok if I turned down the pressure.
I took took the regulator apart and lubed with waterproof grease. Same thing. Do I start with new O rings???

Not sure.

But a Hotsy dealer used to be located off Kansas Avenue that service TM's too.

I'm sure they can figure it out.
