Ok, carpet authoritarians, mentors and experienced hose handlers
I know the going rate changes from person to person and area to area but I need help figuring out about what to start charging, I am in the Kansas City area and just starting out. How much should I charge for;
1 bdr vacant 2 bdr vacant 3 bdr vacant when working for apt complex
1 bdr vacant 2 bdr vacant 3 bdr vacant when working for tenant
1 bdr furnished 2 bdr furnished 3 bdr furnished working for tenant
residential price per sq ft vacant realtor referred
residential price per sq ft vacant owner occupied
residential price per sq ft furnished
upcharge for heavily furnished

Everyone wants to get rich, I just want to make a decent living, although getting rich would be alright.

When I started these were my prices

I went $65 for one bedroom apt.
$90 for two bedroom apt.
$110 for three bedroom

didn't really matter if there was stuff in them I gave them that price as long as i didn't have to move anything.

You make much better money on res. though but prop. owners are nice for the slow times.

Get a logo, and do fliers in your area. Keep your name in front of them.

Most guy's here would laugh at those prices but it worked for me to start.

Good luck to you!

I get $60 for 1 bed, $85 for 2 bed, $105 for 3 bed. I only do work for one prop mgmt company and they treat me good and I do likewise. They also let me know what tennants have pissed them off and have me charge more.
