I've had agents ask me not to groom on occasion because they want people to see that the the carpets were cleaned, but I always tell them it's better to groom them and leave a copy of the cleaning invoice on the kitchen counter with the other incidentals. Not only does it prove they were cleaned but it gives them my info, and I also leave a few cards as well.
Groomed carpets always show better.

Realtors come and go. Most want you to be at their beck and call all the time. And will use you until either they don't have control of your time or they find someone cheaper. So ride the wave while you can but never count on them long term.
