after you did all the above....spray a mixture of 50 % ammonia and 50% 30 volume peroxide on the areas and cover with a paper plate so it dries sloowly
and it will take care of itself......

If they went away once, it doesnt need stain magic. It needs to be flushed or encapped or absorbed, you choose. If it is not coming out after cleaning, it needs oxidation, stain magic is a good option. If it is clean when you leave and wicking back you have 3 good choices. Flush thoroughly with a water claw, or use low moisture and padcap, or clean again and put a poultice like stain absorb, have customer vacuum the next day

Where can you purchase 30 vol peroxide?

Sally Beauty Supply

http://stores.sallybeauty.com/

On the shelf at Sallys in 10, 20, 30, and 40 vol
Comes in pints, qts, 1/2 and 1 gal sizes.

They call it "Developer"

prestige cleaner, a couple reasons come to mind of what possibly happened.
you didn't get all the urine out (it's also possible the owner dumped scads of juice on it)
What ever juice (or combination of juices) left a sticky/gummy residue and it's a re-soil issue
or as mentioned, the pet re-marked it's territory

how long did it take to "come back" ?
The next day?
week?
month?

If the oxy doesn't get it use some browning stain remover and leave it.
