I did a carpet inspection for an apartment the other day. Without any embellishment, this is what I wrote. Never a boring day.
"Upon entry to the unit I was immediately hit with a strong urine odor mixed with an overwhelming scented oil type odor. It was so strong it made my eyes water and caused me to cough. A UV light inspection showed excessive amounts of urine contamination in the living room, hall and bedrooms. I confirmed this by also smelling the areas. In the small East bedroom, it had been so saturated with scented deodorizers I could not enter the room for long due to my eyes burning. In the small West bedroom, when I entered there was a man sitting on the floor soaking his feet in soapy water on the carpet. The soap was foaming out of the carpet and he was sliding his feet around in the 3-4ft diameter pool of water. I'm at a loss to describe what was going on, but whatever he was doing wasn't within the bounds of normal use of carpet.
It's my opinion that all the carpet in the unit should be replaced due to the urine contamination from the previous Tennant and the continued neglect exhibited by the current tenant. The carpet and pad should be disposed and the subfloor should be sealed with a primer/sealer."
