Walk in and ask for the job... Offer a demo of burnishing and make the place look great... (alittle windex goes a long way). Price the maintanence reasonably as its almost all profit. The main thing is getting out there and finding the work and keep on looking until you have more than you want.

We had a local store that I know the owner. The owner thought I only cleaned carpet. He just had his vct refinished. I asked him if the job was completed, he says yes. I tell him I can make it look 100% better if he would give me a few minutes after hours.

He gives me a key and that night I take in the propane buffer. Buffed the floor for a few minutes and left. The guy that refinished the floor lost that job. Still doing that account 5 years later.

Really dude just walk in and ask. If they are cool they will let you leave an estimate. If they are really cool they will let you do a demo. If they are Aholes you don't want to work for them any way.

With that said make sure you keep a copy (read: use a two part proposal form) of the estimate so you can call them back every few months and see if they are still satisfied.
