Looking to find a unique approach to residential
I came across this system whilst "Reasearching" different approaches.

It sprays, agitates (brushes) and vacs in one process. Made in Italy by Santoemma they claim fast extraction and 1 hour dry times. Not big numbers in spray pressue vac lift etc but I particularly like the brush/agitation & LM

I was hoping for some suggestions on what chems to use if I go down this path.

Would I
1 Dry vac with Sebo X5, use a traffic type prespray and then a HWE detergent to extract.
2 Dry vac with Sebo X5, prespray with encap and extract with the same encap product.
3 Dry vac with Sebo X5, prespray with encap and extract with plain water (not sure if this would dilute to much of the encap prespray.

any advise would be well appreciated.

Not sure I'd want to leave a bunch of encap(or any products) on ms smiths new baby/pet/etc. new carpet.

Imo, a walk behind would be best for commercial. How you going to clean upholstery with that thing?

Thanks fellas, what do you think as a residential option? Vac, HWE and brush for about $3500AU not bad I thought. Can add wand as well.

i think by the time you lug that thing in, fill it up, use it and drain it, and lug it back out, that you could have had the whole house done with your truck mount.

I guess I should have originally added that I was looking at it from a startup position with a limited budget and unique,being something of a point of difference rather than just one of the crowd.

Scott, here in OZ good truck mounts cost a fortune eg Diablo $27000AU this thing is $3500 and only weighs 25kg. Boil up some water on an Induction hot plate and off we go. Don't have to worry about dragging hose across polished floors or protecting the corners. Time isn't my main concern at this stage.

Mikey, I can see were your coming from, but again a good HWE and wand will cost 5000 and a CRB $3500 and I'd still be just one of the sheep. Looking to have a point of difference. Being a newbie and all I'll problem take it slow to start with anyway. Likely to bump something off the hall stand or bedside table. Worse comes to worse I can clean tiles with it. Couldn't be any more awkward than than a newbie with a OP surely.

I think you would be trying to pound a square peg into a round hole using that thing on residential, the impression you might leave would probably not be the one you are thinking of.

Usually those types of machines have a weak vacuum at best, might be different in other countries that don't run off of 120 volts trying to power a pump, vac, and a brush off of one cord.

Is the Rotovac system available there? I really wish I would have started with the CFX package initially instead of a portable. The last few weeks I have gotten several calls from customers who were overjoyed about it, it makes quite an impression around here and close to your budget. I don't know how well they do on wool.

Tony, if you get a normal porty(hose & wand) you can keep the unit on the first floor and (sometimes)clean the upstairs with 50' of hose. Having to bring the unit up stairs will suck!

Have you thought about a used porty? That's how I got my start.

Chris, yes we can get the CFX here, it did catch my eye when I started looking, 3200au for just the machine another 2700 for the base, plus wands and hoses etc its starts to add up again. I do like the bigger pumps and auto in and out. I agree the numbers on vac etc arn't all that good. The spray/brush/ combined is something I like and their high lift technology is supposed to help. I'd have to take the pump I guess.

Jerry, the Santoemma only weights 20-25kg (50pounds) about the same as a CRB, so moving it around woudnt be so bad. I'd certainly go second hand but the pickings are a bit slim down here. Being in Tassie doesn't kame it easier either. Freight companies don't enjoy coming over from the mainland.

"All in one" portables comprise thoroughness for simplicity. I'd pass on a walk behind and look for the more traditional portable setup.

You get better solution pressure and vacuum recovery. If you need Agitation add a CRB or an RE.

Thanks Rico, I take your point, most suggestions have been to go with a conventional portable. A tight Budget does come into though. Maybe I could start with Dry Compound, and work it up from there.

Still trying to stand out from the crowd....

I understand a tight budget, I think most here can sympathize with that at one point in time or another.

Rather than compromise results, why not look for a good used portable. Here in the states they are usually plentiful. Guys are always upgrading and portables end up as dust collectors. Still in great working shape but just not longer needed.

Just get a used one, find some work and bank the profits. In time you can find a good deal on a TM.

Your machines and methods will evolve over the years so don't focus your marketing or message on a tool you wont be using in two years.


Great customers want reliability, trustworthiness and a relationship far more than they want perfect carpet.

What I did not put up is this:


Rotovac CFX Extractor with

27 GALLON DOCKING STATION

250psi, 2 x vac motors + Spare solution pump,

CD, Manual, Impellors, Seals, etc;

ROTOVAC 360i with:
Normal 12' Swoop Head
15” Swoop Head, Tile & Grout Head, Stair Head

I have also installed a waste pipe under the solution tank to drain manually.

I started my business with a $500 portable 10 years ago. that Jim Pemberton sold into my area back in the 70's. I cleaned a lot of stuff with that thing.
then I upgraded to a high performance portable. auto fill auto dump, chemical metering. adjustable 500psi pump, used it for 3 years, then bought a tm. take steps but start out with what your comfortable with. we will be here to help you.
