What is a good price for commercial carpet cleaning

Was asked to give a chain of UPS stores an estimate for carpet cleaning. Stores range from 1000-1500 sqft. What is a good price per sq. ft to charge for these stores? They want steam cleaning done twice a yr to look good for corporate office when they do their inspections. 11 stores total.

If this is your market, then you know your price...If you break it down with " how much I need to make per hour "..you have already lost money...This market " can " be profitable if that's your " market "..If you are geared for it..I guessing your not...Shoot it high...The only way you really loose is when you get it, and don't make the money you deserve...Nothing below .20

You should never feel bad about not getting a job, that bad feeling will come...when you don't make the money you need.

2 weeks ago, I was asked to bid on ‘around 12,000 sqft. I went in, used my Bosch laser measuring tape, it was 13,864 sqft. When I did up the quote, I didn’t just put the sqft, and my price per sqft. I wrote it out ‘long hand’. Let me explain. I told them it needed to be vacuumed with a good quality commercial vac, with a beater bar, presprayed with an appropriate commercial grade prespray, agitated with a counter rotating brush machine to help lift the pile, and draw up deeply imbedded, impacted soils, and then rinsed with a high temperature TM. I then went on to say we would speed dry with multiple, high velocity snail fans.
I bid high, and on Thursday of last week, they called and asked when we could do it. One of the questions my office girl asked was ‘how many quotes did you guys get’? The reply was ‘4, but you guys are the only ones that explained your process, and also had multiple steps involved ‘.
One of the other companies wouldn’t even come out to quote, and blurred out a number over the phone.
Point is, if you don’t take the time, they aren’t going to give you the time of day....

We did 10k last Saturday, a 5k Monday, 8k Thursday and 3k this AM. One 10k this week. Last month we had 8 banks that had the guys running.
I’m stuck in the shop doing rugs. It’s hot as heck, but they’ve GOT TO get done. BTW, how am I going to tackle this? The lady said ‘there are a few water marks’....

Figure out what you need to make worthwhile to you. I would be looking at $300-$450 each minimum

It was 10 to 15 cents a square foot 35 plus years ago so 20 to 30 cents now. But the first time you do it it's going to take longer. Do you have to do it at night? On Sunday? I wouldn't do the smaller ones for less than 400$ Probably could do them all at 400 each. Marty's right about none of this actually being helpful though. For all I know the Houston market could be more saturated with hack cleaners than Atlanta. Hope it works out for you.

That is still pretty much the market rates here.

We range from .12-45 depending sq/ft of the project, soil level, access difficulty, frequency, availability (time).

The difference now days is production. We we can cut through 1,200-2000 sq/ft. Even more sq/ft in wide open spaces.

Commercial should really be judged by how much you make an hour. With higher production numbers, low sq/ft rates aren't inductive of your profit potential.

Would depend on the Commercial. This small impacted commercial- He will still be vacuuming the job for the first hour.
Pre-spray, agitate and rinse an hour or two.
Set up, break down and travel to job another hour.
Time plus profit. $400.
Very large square foot jobs...I totally agree with you.

Large is pretty much all we do. That's where the money is at. Cleaning for hours on end with multiple operators we can cut big jobs down to size. Cimex or ZIPPER you can be very productive in open space. Cubes slow down both systems.

My brother does one for .42 cents per square foot... And we Zipper SS Super Spinner it.

They are usually pretty soiled, and here not cleaned often enough (cleaned once a year if lucky)

Now that Cha-Cha Chevy is responsible for a dept budget of an employer, will the TopDallar outfits (Like Chavez resto) always get the contract?

Nope. The janitors and students clean with huge portables. Automatic, switch on the brushes, turn on the pump, turn the handle grip and walk behind it. Very low water out put. It sucks for corrective cleaning but for maintenance, it mows some sq/ft.

With all they have to do, carpet becomes a twice a year thing. Now and Winter break. Carpets are vacuumed daily and spot cleaned as I identify areas in need. They do have nice ADVANCE Wide Area vacuums.

Setting rooms for events, refreshing them or flipping setups is the real priority daily. The janitors know their jobs, the students need the monitoring. But overall they do pretty good.
