WHAT TO CHARGE COMMERICAL APARTMENTS (RX CLEANING TOO)

I am potentially going to charge 59.95 for a efficiency, 75.95 (1bdrm), 89.95 (2bdrm), and $106.95 for a three bdrm. Sound reasonable? Should I be measuring every apartment and charging for each individual complex? These prices are for RX cleaning too, not wand cleaning. Any idea what I would charge for deodoizing apts with really bad urine smells. Is $30 or $40 or $45 anywhere near ballpark? This is just a topical solution and does not do anything for urnie that is in backing and below. Thanks,

You probably can do fine with those prices as long as you're doing a bunch at a time. I'd make sure I'd add in at least a 100 buck min for those rates. In empty rentals the RX is the way to go for us cleaners....just makes things so much easier. I wouldn't charge extra for RX cleaning myself, is what I'm saying.

Great advice. I have actually addressed that issue as I will be driving an hour to most of these apartments. I ask for at least three apartments with full fuel paid which today was $50.00. Five apartments at my prices + $10.00 additional for fuel. Any idea on deorizing though? I have heard $30.00 for a topical solution then $45.00 for saturation? Anyone have any ideas for apartment rentals?

I've had an RX, currently have a 360, also a greenhorn and had a drag wand. I would have to say the fact is a greenhorn will outclean an RX and outdry an RX any day of the week. If you want a good rotary tool for apartment the only way to go is the RV-360. Prices look like they are in the right ballpark though........however, prices differ everywhere. My rule of thumb is to never make less than $100-110.00 an hour on apartments...so I price accordingly on this figure.

You can put glides on a RX and I personally believe It would blow the 360 away! Dry times with the RX with glides are incredible! What would make you pick the 360 over a RX besides the weight?

Well, my rx- had glides and it still wouldn't clean or dry like the 360 would. However, it was fast and to be fair it would give a cleaning with passable results. But that's just not the way I do business. I've cleaned at least 70+ apartment with the rx setup that way. Even though the 360 is slower, I still prefer it for cleanliness and I'm sure my custy does to. We all have our own preferences though.

The 360 is too small for any kind of production.

I use a 16 inch wand and time is money I say.


In apartments use a high ph prespray and do one stroke with the flow on, up and back.

No dry strokes , but don't leave it too wet.

In and out BAM! and head on down the road.

People say that there is no money in apartments but we did 1.6 mil last year with 33% profit!!!!!

Yeah I love apartments! Dont have to waste time being nice to someone! :D Or clean around all thier crap and explain everything you are doing. Just in and out!

I had an apt the other day and the tenants were the pigs from hell. Landlord kicked them out called me . There was glue on the carpet in a couple of areas used iron and got it up . went in with zone perfect and a boost in hf. Used rx20 and greenglide wand . Carpet looked like new. Billed him 150.00 1BR. He was very happy.
