Akaline or acidic. In your opinion, which product gives you the least callbacks. Which cleaner is so good that it makes your tile & grout jobs ridiculously easy, no labor intensive scrubbing of grout lines, etc... Thanks ahead of time guys!!

It's a good thing tg is not like carpet. What you see is what you get.

I've been using Powermaxx and put citrus most of the time. It works fine if you give it dwell time. Really, a bunch of things can work on tg. Alkaline. I haven't found something that does'nt need scrubbing all the time. There all a bit different. Some are nasty and clean great with just about anything while others you practically have to throw everything you have and still not get great results.

You need both alkaline and acid for doing tile/grout cleaning. If you know when to use both then you shouldn't have any call backs. Especially if you carry an airpath. An airpath can dry the floor for you, before you leave so there is no guessing about the results.

The best thing to do is get a few of the brands you're interested in and give them a go.

It's been a long while since I've had a call back on tile. Probably 2-3 years now. Been in business 4.....

William;

There are a couple of issues to consider.

1. Alkaline cleaners, like our PowerMax, are the safest cleaners for Tile & Grout;
and are usually used for the first cleaning step.

2. Strong acid cleaners w/ a solvent (our DC Grout Cleaner) can actually clean grout better, but with more risk.

The Grout Cleaner is a HazMat chemical; requiring a minimum freight order for shipment.

Magic Wand's Oxy Blaster and Cobb's Acid cleaner are my faves.

Acid cleaners wont clean properly if you have grease on the floor. Alkaline wont always get grout restored as well as possible. You need both to do the best job possible.

You may not always need acid to do a great job. And some times even acid wont cut it, and color sealing is required. Or possibly having to remove floor finish that shouldn't be there in the first place. While there is risk like Cobb stated, (stainless appliances, or metals, many stone tiles etc) with experience and care you wont have a problem using it.

Keep in mind when you are cleaning tile.

Alkaline- is for grease and most dirt, spills and most important for cleaning the actual tile. Also needed to remove a grease layer on grout so that acid can be used.

Acid- is for dissolving calcium in grout removing a very thin layer. Not to be used on tile reacts to acid.

Both have their purpose, and both should be on the truck if you aren't a hack.

Best is a floor stripper ( just about any brand) mixed with mw oxyblaster and if necessary cobbs acid cleaner period. Always start with alkaline and know when to use the acidic "cleaner"

I looked at all twenty pages of the cleaning chemicals. Couldn't find it. But I only searched for 15 minutes. It's got to be there somewhere. Sorry.

I've used Cobbs Powermax with great results. I've also used Magic Wand's Oxyblaster with great results. Oxyblaster costs over $60 per 6 pound container, so it gets pricey.

Tile and grout can be very simple to clean........you don't need twenty steps and a million cleaners to do a good job.

What are you diluting it at Greg? It says to mix Grout Devil at 4-32 ounces. That seems a bit ridiculous.

Some acids can be mixed with grease cutting agents to accomplish both. It obviously does not work as well as two complete steps, but they do work well.

I'm with Greg.. Grout Devil is a great hard hitter and very economical. the 4-32 oz really depends on how you are applying it. if you are flood mopping it on and giving it a good scrub and giving it a good power rinsing, then lower dilutions work. For those who do not have the high pressure truckmounts or even truckmounted equipment. They can increase their chemical usage to make up for the cleaning pie.

boazcan;

Our grout cleaner is unique,

in that it has a solvent included to remove grease & oil.

Shorebest 2790

12 oz per gallon. Little to no scrubbing, not a lot of dwell, on all but the worst resi. Blows Oxyblaster away. Shipping sucks, but the time saved from no scrubbing and 5 min dwell make it well worth it. About a buck per gallon RTU. Beats Viper Piss which almost always has to go 1:1 @ $10 per gallon RTU. Really it is the best hands down.

Re: WHAT'S THE BEST TILE & GROUT CLEANER OUT THERE, PERIOD??

The best one is what I used today.

I cleaned this tile a year ago with Venom then Renew. Those didn't budge the floor. It was badly stained. I even recommended color seal and it would have been that dye sealer on interlink. Yikes. In all fairness I did not scrub the floor either. Doing so probalby would have yielded better results. Prochem tile cleaner works great by the way.

Today I mixed stripper and odor rescue (sp) in a bucket of hot water, mopped it on heavy, let it dwell, scrubbed with a 175, and the crud came up effortlessly. The floor looks brand new.

I will use an acid for cleaning bathroom tile around toilets etc., but the above mix will clean just about any grout you encounter if it is scrubbed and mixed hot.
