prochem's procap, medium soiling, approx 2200 sq ft, broken up into 15 or so little offices.

I'd say you will average maybe 900 to 1000sqft an hour if your lucky. Most of us who have performed encap would more readily use a floor machine, but you use what you have.

A good rule of thumb for commercial maintenance is start at 0.10/sqft and add for difficulty such as slower production rates, higher soiling ext. I would probably price it around .15/sqft for what you described.

I just did approx 25,000 sq ft at .17 a sq ft. I used the Procap machine for approx 11,000 sq ft, the rest was with my TM.

I'm with Dave but seeing as how it's a bunch of offices probably bump it up to .17 - .20

We would probably price a small area like that just as Sweendog did, .15sq/ft.

We usually don't get down in that .10 range unless there is significant sq/ft 20,000 or more.

As the "dawg" said slower production in those cubes, down to 1,000sq/ft if you're using a Cimex, half of what you could do in open areas.

Back from the quote. It ended up being 3600 sq ft and I bidded .16/ sq ft and got the job. Come to find out, the first bidder was $300 more than me. At first I felt like an idiot, but I later found out that .16 wasn't bad.

Awesome!

That's great, try not to get too caught up in sq/ft and look at what you want to make an hour. Then divide that amount by the sq/ft to get your rate.
