clean and polish hardwood

i have to get on the ball with this.

To clean-spray some basic coatings IFT on about a 7x7 area with my hydroforce with low pressure.

Scrub with 175 and a biege pad.

Rinse with sx-12 or possibly wand with glide( i dont have a hard surface wand)

Then move onto next area.

So tell me is this a good way to do it? Also how do you polish hardwood. How do you do it? Thanks

I agreed to at least clean one tomorrow along with possibly a buff or coat of finish.

I will need to take a class for this soon as a lot of clients have some wood floors or laminate and keep asking. I have been a little hesitant to get into this but it sounds easier then I imagined. What are you guys charging typically per sq ft to clean & re-coat? Similar to tile & grout prices I wonder?

1 coat of finish $1.50 per sf
2 coats of finish $2.25 per sf
over 1200 sf = 10% off
1 coat = 75¢ per sf cost including labor
2 coats = $1 per sf cost including labor
The best thing about 2 coats, takes 2-3 hours between coats, while waiting for floor to dry, might as well extract carpet, either there or nearby. As close as I can get to multi-tasking. My brother-in-law is a retired janitor, 27 years on the job, able to retire @ 49, he showed me once and it is so easy. 1 tip, don't use blowers, use fans, not towards the work area, but away.
