Encap... Or something super fast for a comm type carpet.

They want more cleanings per year, but want a better deal on the service.

Got any ideas? I don't want to spend a bunch of money on equipment, as I do so little comm work.

Maybe Dirk will come visit and do it for me.

What do you have in the back of the truck already?
Rotary?Cimex/OP will all encap carpet fairly productively. I'm a little partial to the 17" Brute/CX machines myself but to each his own. Give me some details... 812-754-1447

Again, I don't want to spend much money of have a bulky single use machine.

This will make my 4th or 5th comm job for 07.

4100 sq.ft tonight, about 2 hours. Still working on the 2.4 mil. though.

However you do it, encap is the way to go on cgd.

If you are not particularly interested in pursuing alot more commercial work I would look real hard at the numbers. If you allocate 5 or 10% of each job, how long will it take to do the 40 or 20 thousand$ to recoup your investment. You probably come out ahead just truckmounting it. On most of my restaurants I use to do slow back strokes and then a dry stroke. Lately I've been pumping the wand up and back at a quick pace and no dry stroke and it is taking about 60% of the time it used to. The thin carpet still dries in 3-4 hours and the results look the same. Anybody who calls me a hack better not be doing scrub-n-run.

I do a lot of cgd with my 300 speed rotary.
But I also do the initial and most important step and that is to VACUUM!

I can't believe most of the CIMEX crowd as they only run the thing up and down and collect a paycheck.

They have no morals.

If you want to keep the account vacuum the crap out of it and then SHAMPOO it.


Its the right thing to do.

Everybody needs a 175 rotary on the truck. You can find them fairly cheap. If the soiling is not too bad, I mean like greasy restaurant soils, then you can almost always clean CGD carpet with a 175 and a few bonnets, as long as you have a good encap. product.

Get yourself a 175 rotary and give Steve at VacAway a call for the juice.

And I agree with him. I would add however, that with a bonnet or absorbent pad (regardless of what you use it under) you are removing soil. How much is debatable & dependent on the operator, pad, cleaning solution & machine selected. All factors being equal (other than equipment) I think OP shines for the commercial environment. Do yourself a favor & get one with wheels.

I also agree with Jimmy in that vacuuming prior to cleaning is important. Personally, I prefer a certified pile brush. The less dry soil present the less you have to emulsify & absorb via pads & bonnets. Also, the more you absorb, the less the solution has to encapsulate.. This makes the removal of the remaining soils easier through vacuuming after the fact.

That said a rotary will do a fine job & is comparable in speed. Especially in wide open areas. I think a Brute/CX machine is easier & does a more thorough job than a rotary but to each his own...

get some ENC DS from Vac Away and a couple cases of TuWay loop pads, they scrub MUCH better than the striped bonnets and absorb more soil!!!

I cleaned the place today, it was trashed, but they tell me how many more employees they have..

I'm writing up a 12 month cleaning contract on the place.

They can take it or leave it.

I hate Comm work,

WHAT DID YA DO SAT? I freaking cleaned a stupid comm account.. No I did not go fishing, no I did not go camping or hang out all day with the kid. I cleaned a stinking comm account that they want done cheaper.


Screw them!

I was gonna spend the morning HWE cleaning a portion of my largest monthly commercial account, but one of my blower belts blew apart yesterday on my last job, so I spent the morning running around town finding a replacement and then putting the new on on. Of course, it had to be the one that required me to take the other two off before I could get the bad one replaced.

Actually, I kind like working on Saturdays.

My blower belt blew on the job yesterday 3/4 of the way though, my 2 year old spare was called into action.

Reminds me to order a back up.

If I did not have a kid I would not mind working Sat, have like sun-mon off.

But right now weekend mean something else to me, and have for the past 7 years.

Use the 175 Becker. Kirk has hacked up several jobs with one of those. Results were non-hackish. Use Releasit.

Jimmy could probably mail you some if need be. I saw the UPS guy dropping off about ten cases at his place the other day.
