Not enough in the total budget to refinish right
But want it to look good

Umm...I can make it look great for $12k..but that's just about the totsl budget for the whole project. ..and $8k of that will be in painting, bathroom remodel and CCing

Looks like two different materials.

'cept for a few patches, it's all the original oak from 1930s when the building was built
appears to to have been refinished at least once in the "modern era" , as the coating looks to be urethane and not varnish or paste wax

"expectations"?? they know there will be plenty "character", but want it to "look good" ...I don't know how to make that "look good" for less than $3sf

It takes finesse but you could run SPP on a 175, maybe 120 screen disk on the worst spots. Touch up stain as needed and put polyurethane on it.

Can actually be coated with floor finish if you want a quick and dirty answer.

Each job requires some voodoo. Just finished a big 9 room house that required a little of each.

I was thinking clean 'n screen, but i know enough about wood..I'm afraid a "spot" stain areas will look like crap in LARGE wide open room like this.
there will be "nice spots" surrounded by a sea of crap

I'm at a lose to come up with anything "affordable" to make it look "good"

Like CCers, there are a lot of those guys out there.

They have all the right equipment and expertise and are just waiting for your call.

to do what?
refinish the floor?
I'm quite capable (know a little about wood) and could make it brand new for $12K
But they can't do that.
what I don't intend to do is use the crap system they're pawning off to CC'ers as "restoring" wood floors.
That halfazz horsechit is only good for "nice" floors.
try that monleysheeit on these floors and they'll be spending $3000 for a floor that will still look like hell when done

I'm not stupid enough (or unethical enough) to try to sell then a $3000 halfazz job

I suggested they put CGD over it as the least expensive "best" option
