Clean disinfect sub floor after it ran down to the next level ? Sub floor in a unfinished attic is easier cut out and replaced. We always do it and adjusters never ask questions.

It can be but not always. I personally haven't seen any hard a fast rules on payment or not. We generally approach it with it not being covered and if it is that's works out great for those experiencing the loss.

Its still means for property management companies it is basically self insured because of such high deductibles.

Yes replaced subfloor. Cleaned sealed framing. Replaced insulation. Job done in 2.5 days. Customer was very grateful. In 35 years I have had only 1 that was not covered by insurance and that was over 20 years ago.
