I know what the iicrc says about the proper steps for cleaning residential, but do they change for commercial carpet? Is vacuum, pre-spray, agitate, clean, protect and speed dry still the method for commercial or is something extra added?

Pretty much the same. You have more options to use low moisture systems on commercial carpet successfully. You can also vary your chemicals a little more and get more aggressive. Otherwise, it's just the same.

The IICRC S100 does have a chapter on commercial carpet cleaning. Ron summed it up pretty well. Increased focus on encapsulation as a maintenace method is the main point. There are also some points about the paper work, cautions that should be taken in a commercial setting and so forth.

I understand there are plans to develop a commercial standard as a separate document in the future.
