I need to get my confidence back on this one,office carpet very dirty three people already tried,
I can try harder.
Makes sense not to saturate the area.
I need a good high traffic soulution, my boss (friend? ) get what he gets from a half franchise. I know there's no magic bullet and this is a tough rug. The heat is on me now

Yeh I'm going to need a bigger jeep. I have an electric brush but this is going to take some time, he low balled the price to get the work
It's a few miles out as well.
I really have to use what we have. I'm going to have get some product on my own. Flex, cobs, 175
What's the cotton do after?

looks like a cheezy fix. soil migration from water over flow from the tile or concrete. Could have been a water incident but more likely careless jan/san staff.

Ohh you do the Jan/san work? Must have been a water incident then. :eekk:

Ken if three other cleaners already tried to clean it, there probably isn't a lot more soil left in there.

Commercial glue downs can be problematic in drying an wicking. That's why Mike wants an emphasis on flushed and dried.
Encap products are designed for CGD, they can leave the carpet with a cleaner more even "appearance".

Rinse all you want but at the end spray down and encap product and pad it off with the 175 Mike speaks of. You'll be surprised how much difference it makes. :cool:

-Vacuum really good
-scrub the crap out of it with flex
-Slow down and do several dry passes
-Fans
- Post bonnet lightly with your favorite encap

I'm thinking no one scotchgaurd this and the dirt just comes right back from all the traffic, looks like the lunch room gets a workout.

not really...carpets can and do get trashed fast when not taken care of.
or the wrong type for the setting as well

is that a cut pile or loop?
and is it just the pic or does it need stretched??
It looks buckled/wrinkled is a couple areas

Cut, yes it looke loose I think it's over 1000 sf hall, lumpy is not going to help me but it's the traffic that's got them crazy. You know a visit is coming and they want it nice.
