How did you find your shop???

I'd really like to get this van off my driveway come Jan, Feb and March... Tired of worrying about this thing(no garage).

Anyways, had a wonderful client(our roof guy) offer to help and make me a (parking)spot in his shop. It's somewhat farther than I'd like,(maybe 15-20 minutes). We will see...

So, how did you find your shop? I check craigslist all the time, found nothing.

Struggling with this right now too. Gotta move it off our home property, get a real office and hire office staff. Been though two realtors on the past month cause he hey are unresponsive or sending us properties that don't match our needs....that we went over on detail with them. So frustrating.

built a 30' x40' at the end of the pool and used the pool deck cement to cover the water lines which was prohibited ...got the permit which would not allow a drain...laid the drain pipes and covered them with cement real quick using a coffee cans to cover the drain openings....got permit OK'd......then chipped the coffee cans out an WOOLA a shop with runnin water AND drains.....

Started with a 16 x 22 little garage that was on the property when first bought the place at the age of 22. My dad wired it for me and we put in two 8 foot electric baseboard heaters, as well as insulation on the ceiling and walls with craft back paper...didn't even put up sheetrock until years later....this got me buy as I was in and out of the biz for a while...

Then when went back hard core....built our addition onto the shop....adding on to that little shop.

These are older pics of when the shop was first built. Things have changed a little since then...always reorganize as we change....

Some of our older vans in the pics, and older decals....

That first van in the pic is being sold to another carpet cleaner today....our "Old Blue" as we call her....just and awesome Butler unit for us...going to another great home!

Beautiful epoxy coated floor! A great garage/shop is every guys dream. Good space utilization for chem stock; every possible space used. Nice work Mark.

Just like Ron, we did the same thing.

We built a 1000 sq. ft. building with a 10' ceiling, separate elec meter, full plumbing including a full bath, heat, A/C, and an upstairs with actual steps, with a 2 X 10 floor joist, and 3/4" T&G plywood floor for storage, raised slab with styrofoam insulation in foundation, full pack insulation walls and ceiling, wall visqueen, Tyvek on the outside, and Pella windows.

It was designed to match the house, using the same brick from 1955 still available from local brickyard on the front, with a 18' wide X 8' tall insulated garage door. It is much better than the shop we used to rent for $1200 a month, and we own it.

Because of it's design and larger garage door, it appears to be a 2 car garage, when it is actually a 4 car garage.

Whenever you do an addition to your property, it should not look like an add-on, but it should blend in with the architecture of the original house so it looks like it was built at same the time the house was built.

When I was looking for houses this was a big consideration, either ability to build, or existing detached structure.. I also rent a garage space 3 blocks from me for $50 a month with electricity (found on Craigslist)..

The best thing about where I live is it's smack dab in the middle of my service area easy to get anywhere,and if we have big days we can dump and fill at some point in the day..

If I could find that ....I would probably rent something like that too...or try to buy it

I now have drop down ceiling hanging storage too...

They lower and raise with my cordless drill

and the attic is part of extra storage too with a drop down attic ladder....

I also have rug hanging in 3 different areas too....Between the overhead door tracking in couple places....

The shop needs a good deep clean and organizing after this past summer, but that is what the slow time is for....if we have a slow time....I can live with a bit of a messy shop if we stay swamped!

There is a 3/4 bath in the far corner, so if need a shower off a bad job, we could do that ...

Not doing as much restoration anymore, but it was handy on certain jobs to have out there....

And nothing like a bathroom in your shop
