Got a call...they tried to clean their own newly acquired office partitions. Believe there is particle board behind the material....

They just picked up and decided to clean with their little green machine...

And kept cleaning with their little green machine....

Then called us....

Was quite a mess.

4 visits later for us (good thing we also got the carpet cleaning job out of it too) but we really did not make money on this...but..."happy - chatty- talk all over town customers"

We could have given up right away, but we don't...and we got more work off this ...

Panels did not come out entirely perfect, but we have Stain Zone on them yet and they have been still improving....

Process:

Did and encap with oxy to try first and remove what we could and let oxy do some work...

Came back, They were ok, but needed something, so Stain Zoned....left for a day...

Came back, extracted with acid rinse (Butler Upholstery rinse), Rotovac Shear Dry, and let dry....

Came back....still problems, so applied Harvards Yellow Out (high volume peroxide)....let sit for the day....

Came Back, extracted again using Rotovac Shear Dry ( acidic rinse again)....much better the next day, but....treated again with Stain Zone....

Ending results drastically improved (and improving)

They are happy....we are ok with the results since we did not see the condition of the units prior to cleaning.

For us....do a good job, have them talk about you, your cleaning abilities to solve some of their problems, and talk about your customer service....

The panels look wet in first pics....they are actually dry....

Nicely done Mark

It takes the wisdom of a lifetime in this business to know when a "money losing" service job is worth it for "the greater good" or if you are being taken advantage of.

Thanks for posting the pictures and procedures; this is an issue more cleaners face, and are asked to fix.

They need to know what they are getting into.

What tool and techniques?

Ended up with the Rotovac Shear Dry on these....

Had the water down real low...

First visit: Encap with oxy attempt. Not enough of a difference....

Second visit: Encap with oxy as prespray...Extraction with Butler Upholstery acidic rinse through the system and Rotovac Shear Dry upholstery tool

Third visit: treat with Bridgepoint Stain Zone (was showing best results)....came back couple days later and extracted again with Rotovac Shear Dry and Butler Upholstery Acidic rinse in the system (could smell the Stain zone)...left water marks a bit yet....

4th visit: just Harvard Yellow out (high peroxide for urine stain type treat) treatment and brush in with cotton rag....didn't really give it the punch needed....so day later, went with the Bridgepoint StainZone treatment and gave us our best look....and left alone from there....

We definitely were not profitable on the panels, but did ok on the carpets....

I didn't think the panels were going to give me this much trouble....but I ASSumed......

Stain Zone sounds pretty cool. Do you use it often and for what?

It is our most go too type yellow stain, coffee & Tea type remover....

You can do a lot of "Spray and Go" with it and we like it better than some of the other products because it leaves the area you treated softer than other products like it.

It was built also to remove mustard stains, and we have had good luck with it (doing even heat transfer for that type of stain)

We go through quite a bit of this product
