Winter brings with it the potential for cold weather-related property damage.

While we can’t control the freezing weather, Chavez Restoration would like to share a few things you can do to protect your home or business with just a few simple and inexpensive measures.

Empty and remove hoses from outside spigots- Water freezing within your hoses may cause the hose to split open and may also cause irreversible damage to your outdoor spigots if not removed.

Clear gutters of leaves, twigs and debris- A downspout that is blocked may cause water to back up and form an “Ice Dam”. The water that backs up behind the dam can leak into a home and cause expensive damage to walls, ceilings, insulation, and other areas.

Test your sump pump and lubricate the mechanism- Regular testing of your sump pump and lubrication of the mechanism will help ensure that your sump pump will be working properly at the time it is needed most.

Let water slowly trickle during sub-zero freezing weather- During sub-zero weather, power outages or when you are away during freezing weather, it is a good idea to open your faucets to allow a small trickle of water to drip. This will keep the water within your pipes moving and lower the risk of frozen pipes.

Cover any vents and fill any cracks around your home's foundation.

Install heat tape or foam insulation on your pipes in anticipation of sub-zero temps.

Use heat blankets, insulating sleeves or foam covers to insulate the outdoor spigots and outermost pipes within your home.

Set your thermostat at a minimum of 55 degrees, especially when you’re gone for the day or away for a long time.

If you are leaving town for an extended period of time during freezing weather, consider turning off your water at the shut-off valve. Leave your faucets on when you turn the water main off to drain the pipes. Open the cabinets under the sinks in your kitchen and bathrooms to allow heated air to circulate around the water pipes. When you return, make sure you turn the faucets off before you turn the shut-off valve back on.

In the event of a long-term power outage, we suggest turning off your main water supply and drain the water from your faucets. This will help limit the risk of water freezing in the pipes, reducing the chance of the pipes breaking.

Change to “If disaster strikes” because “when” makes them feel bad, but “If” makes them feel secure. They have a friend in the business.
