I'm wondering if on the filthy carpets I could use an alkaline prespray like Code Red or Biobreak and rinse with Flex Fire alkaline rinse, then post bonnet with Encapuguard Green to neutralize. I almost always post bonnet anyways.

To neutralize or NOT to neutralize is the question..............Mmmmmmmm.
Better ask all the people who SELL chemicals to carpet cleaners. : )

Prespray scrub and rinse on the nasties. The odorcide works really good on the nasties but if it's a rental I'll use an emulsifier.
I'm using up some of Cobb's stuff now but not sure what I'll get next. Not sure it really needs an emulsifier to be honest. I had been using just an emulsifier on rentals that don't get prespray but getting away from that too since I got the white magic a couple years ago.

Rinsing with Flex Fire would remove most residue and alkalinity from your prespray. Always several variables like your flow rate and how fast you move the and, etc. This will bring the pH down closer to neutral.

The Encapuguard Green is on the acid side and would leave the final pH reading on the fiber slightly acidic.

Is there any issues with leaving the carpet acidic vs neutral?

Maybe cause more oil to attract fiber and cling such as bare foot traffic. I remember an carpet cleaning article that carpet stay cleaner longer closest to PH 8 with minimal residue as possible. I am not sure about this.

pre spraying stronger chems at low temp is one thing,

cleaning a stairwell with not as much ventilation and huffing the steam of Flex Fire is a whole different deal.

Im not really a fan of rinsing with anything that has much cleaning power, I dont need to be breathing what ever is in formula 90, etc
