What is a good price for commercial carpet cleaning

With all they have to do, carpet becomes a twice a year thing. Now and Winter break. Carpets are vacuumed daily and spot cleaned as I identify areas in need. They do have nice ADVANCE Wide Area vacuums.

Setting rooms for events, refreshing them or flipping setups is the real priority daily. The janitors know their jobs, the students need the monitoring. But overall they do pretty good.
So, have you started?

Was asked to give a chain of UPS stores an estimate for carpet cleaning. Stores range from 1000-1500 sqft. What is a good price per sq. ft to charge for these stores? They want steam cleaning done twice a yr to look good for corporate office when they do their inspections. 11 stores total.

"A chain of stores" = Multiple stores is good.
"UPS stores" = They're probably hammered.
My advice... "Cut the cloth to fit the garment"

Would you like to land the account? Then you can't charge $400. Commercial retail usually runs .10-.25 in most markets. And multiple stores will usually expect a price break.

Based on 1500 sq ft, you could comfortably charge $175 per store and do well. Provide encap only. Do a demo. Show the visual "pop". And then set them up on a minimum quarterly routine.

Price a one time cleaning at $225 per store. But give them a discount price break to service the stores quarterly. I'd suggest a flat rate of $700 per year. This is for a maintenance contract. You could bill them monthly at $58.33 per month. They will likely take you up on that deal.

Now you might be thinking; encap cleaning at $175 per store works out to a paltry 11.6 cents per sq ft. That may not sound like much. But you should be able to easily encap a store in 1 to 1.5 hours. And at that rate you'll be over $100 per hour which should give you a nice profit. This is a situation that's tailor made for encap cleaning!

I do a chain of financial stores, 1000-1500 SF each with a TM. I go to the furthest one 1st, starting at 9am. Usually take 40-55 minutes each and do 5 or 6 per day depending on the route. They love our results! Each store pays on completion.

I may alternate encap as "the quiet option" in the near future.

I like the idea but I think I want at least $200 per store, especially if I am doing them in the evening. Billing monthly on a maintenance contract is brilliant.

How dare you suggest $100/hr. Didn’t you know that mb members are supposed to make a minimum $200/hr?
