Cause those bedrooms and hallway don’t add up to 400 sqft...
They would be rooms for midgets...
There’s no way in hell the upper is only 400 sqft...
And I’d be willing to bet that the lower is more than 500....


I'm sure, I just eyeballed it, knowing full well that a mover-outer was going to pay full price.

There's 20 fidiots here who would have done that job for $89

Hallways can be a room or free depending on size and condition.

I can price a job in a few minutes. I walk it to look for issues and extra charges.

Can price on phone this way too.

Looked like 3 rooms down set of steps 3 bedrooms. Coukdve went $400 but it sounded like light cleaning so I gave a discount.


I haven't been involved in room pricing since my miller days .


How argumentative do people get on a room like that? I would imagine renters and fidiots wanting say it's one room due to there only being 4 walls..

If it’s a dual purpose area (living room dining room combo) or it’s a large room over 200 sqft it gets a two room charge. I price everything over the phone. I know the neighborhoods well enough in my in my area to price bonus rooms, master bedrooms and living rooms as two areas if needed. I get burned sometimes of course. I do not give discounts on empties. I actually charge for the closets and hallways as one area combined. All of this is explained on the phone so pushback is minimal.

I don't tell people how I price but when needed o break it down like this.

Its a living room dining room combo right? I count a room as 12 by 12 area roughly. Over sized Family rooms and L shape rooms usually count as two rooms. Sometimes it can be a room and a half.

That entry area plus the hall upstairs count as one room.

I can measure it up and charge by the sq ft if you like but it always ends up more that way. Would you like me to measure it all up?

I get a few fidiots here and there. They can call someone else and do sometimes. I don't sweat it. I'm pretty busy.

Raise them now so you can afford it quicker.
I am at $120 min at $45 per room right now. I am making money and at same time missing out. I want to do more of sf pricing instead and starting implementing much higher price with protector and deo, which is around .75 During their shock moment, then i showed the regular .35 a foot.

It works, i think... Ive only done it 10 time cuz im a wimp and comfortable with room pricing..

I use the mobile home pricing concept.
So if it's a 2 story house and a basement that would be like two mobile homes stacked and add the basement as another one so I would have ,

3 mobile homes at $49.95 a piece or $149.85 plus tax

35 cents a foot is $52.50 150 sq ft. A lot of rooms are 100 sq ft so you shouldn't be losing money room pricing. Its why I usually give hallwAys free unless there are several random areas too or big hallways.
