I called the tenant and told her I couldn't/wouldn't clean it and that replacement was well justified. She was not happy. Said she would talk to the landlord. Apparently a new tenant is moving in tomorrow. Why the tenant is involved 1 day before the new tenants are moving in is beyond me.

You can pretty much guarantee that they called someone else when you walked. And if no one else would do it, they went to the supermarket and rented a Rug Doctor and did it themselves.

You know, they probably found some unmarked van with an old runout prochem legend to clean it, but at least it wasn't me. The entire time I was walking through the place, I was weighing in my mind if I should do it or not. All I could see was future call backs and complaints from the new tenants and dealing with unrealistic expectations. It's better just to walk.

Had a job last week where the home owner wasn't home and his friend let us in. Second we walked into the house my nose was burning from the smell of dog urine. All the carpet had spots on it and even the walls had spots where the dogs had lifted the leg and peed. You couldn't stand in there to long before your eyes would start to water. I called the customer and told him the job was way past my qualifications and that he should call a restoration company. What I really wanted to tell him was to pour some gasoline in there and light a match to solve the problem but I bet he wouldn't of been to happy if I said that.

Came out of room in a halfway house and a guy says" you didn't go in there did you? you cant go in his room with out full medical protection". ☠ I just went home and waited to die of aids.

That’s so bad. Lol. Is that an owner occupied or a rental?. Either way any owner/prop manager that doesn’t jump on that and rip treat replace should be prosecuted! Damn.
There was definitely a weird vibe going on between the landlord and the tenant. When she called to schedule she was all over the place. My crazy sense spiked. So then she called back a couple more times to reschedule because the painters weren't out of there yet. So I showed up at the agreed upon time and the painters were still there and the place was as you saw it. I guess the landlord was out of town and the tenant was helping ge3t it rented for the new tenant. She wasn't doing a good job. I may drive there today and see if anyone moved in. God help them.

That’s so sad. Dang. You made the right call. My spidy senses would have been on high alert when I got to the front door. Lol.

Probably an absentee landlord and she doesn't want them to know how badly she trashed the place? We see that here with snowbird landlords that go to Florida or Arizona in the winter. For some reason, they renew leases Jan 1st when they're gone. All of the other property managers renew leases in May or August with the university's schedule.
