I use fibre pads all the time. No absorbtion at all. Yet the carpets still look great. I have a twin tower condo building, 32 stories, that I have been encapping for 3 years now. The carpets look better now than when I was cleaning with a high performance portable.

I meant straight encap as in only using a fiber pad while cleaning as opposed to extracting with either a bonnet (microfiber, cotton, etc) or HWE. Green Dragon doesn’t have polymers in it and dries with no residue.
Do you spray, scrub, let dry then vacuum? Is there no kind of extraction?

Do you leave after the scrub? Do you wait for it to dry, then vacuum?

Scrub and walk away. Seems like you're only doing half a job but the carpets come clean and seem to stay that way. That's what I'm doing today in another 30 story building. This is the third time encapping all of their carpets. They have a great janitorial and the vacuuming is top notch. Today I will be using the sprayborg, fibre pads and esteam crystal encap. The hallways are usually lightly to moderately soiled, mostly around the elevators.

That’s how I was taught. HOWEVER, it usually goes vacuum first, encap, THEN in-house janitorial vacuums anyway in the days/weeks following.
That’s the beauty of this system, we usually only have to do 2 out of the 3 steps....

I don't think you want to vacuum afterward. Even if it feels dry, the product hasn't had time to crystallize yet. Let the maintenance people do the vacuuming at least a day after. 12 hallways done by 11am. Started at 9. $720 and I am having lunch. I'll do another 12 hallways today and finish off tomorrow. Couple of amenity rooms to clean as well.

what pixie juice you be using Ronald?
Today I'm using Esteam Crystal Encap. I got a case for free. It seems to do a good job. Dilution rate is 4 oz per gallon but at the end of the day it gives me a headache. The hallways are vented, the odor is ok but the fumes seem a little strong. Overall, the customer is happy. The council president was inspecting my work and pronounced it good. Can't ask for anything more. Did 27 hallways today, tomorrow I have 3 more and the amenities rooms.

I picked up one of those upright portys with big wheels that's supposed to filter the vac water and drain into the pump for 130.00. Used it to spray ds2 instead of running the truck. Worked great. I wouldn't clean with it though. I also post pad with cotton like Erik.

I picked up one of those upright portys with big wheels that's supposed to filter the vac water and drain into the pump for 130.00. Used it to spray ds2 instead of running the truck. Worked great. I wouldn't clean with it though. I also post pad with cotton like Erik.

That's it. Wheeled around much easier than the Cobra. Not too bad on stairs either. Had to bungie up the shut off float. It shuts of with 4-5 gallons left in it.

With water shortages as part of the landscape, I only see this part of the industry growing.

I use fiber pads only all the time too but it’s not recommended with Green Dragon because it doesn’t have a polymer. If I’m only using a fiber pad I use Awesome Encap or Angry Lemon
What do you think of the smell?
The Angry Lemon goes on at a high pH and dries to a neutral state doesn't it?

Yes, you reported that they performed the same. I missed the 3 month report though.
Did you dilute as per instructions? Commercial Magic is half the dilution rate of the other two, so more bang for your buck, if you diluted as per instructions.

As far as the "Bone Dry" from Harvard, do you use it the same as the three pixie dust products?
