Have done a few small jobs so far.

Hard to get the property managers to spend extra. They just mop and put for rent sign up.

Getting more and more in residential

Grout poll brushes, deck brushes, wire tooth brushes for when all other brush bristles are too fat, knee pads, and lots of towels are a must for heavy soiling conditions.

So far I've found Saiger Tsunami to be the most effective on extreme soiling. Common no rinse neutral cleaners work great everywhere but heavy use kitchen settings.

The teflon glided Dev12 at 600 psi has been my fave rinsing tool. Brush rings on a 14 swivel HS tools create that walking a blind dog feeling that drives me nuts. A pre sweeping with a fringed micro flat mop is VERY important to collect grit and crud, especially rocks and small bits, screws, nails etc that may get stuck in the glide and damage the vinyl

I always liked to prevac with a backpack vac with a horsehair head too
