Possible wick back from them trying to clean something maybe before you cleaned.....
Or...someone did a new coffee spill...(walk in with some peroxide)
or...you just never know what has been done before you cleaned.....or after....

There does look to be some soiling there, but the spots look like residue from a spotter that didn't get rinsed out possibly well...now again, could have been from previous, but I would go take a look and do something to fix up I you can....

How do you guys deal with wicking, just have to go back and do over, was it my fault? Did I miss something?

a product such as Bridgepoints StainZone or CTI pro's choice Stain Magic....just mist it on a browning spot such as coffee spill and leave it to do it's work...

With a walk behind portable, there is a chance the machine hit uneven areas of the floor and was not able to extract properly....
Even a redo could cause a wick back again with same machine, so need to do something to make sure getting good extraction, maybe an acid rinse in the rinse solution, or if had some means of doing a low moisture encap clean there could give good appearance, but there will and can still be soils present to have to contend with the next time you clean again too...
Some stains are easily treatable with just the mist of a high strength peroxide such as listed above....

If there is a lot of soap ever remaining in one spot, you can sprinkle powdered defoamer right on the spot...wet down to get the defoamer active, then that will help with extraction.

Not sure what prespray and rinse you were using, but you would want to see if the balance of chems is good with the system you were using.
It does look like a bit of browning which is sometimes from wick back or maybe even carpet staying wet longer....and sometimes carpets get so loaded with soils, they are difficult to get out due to lack of good maintenance prior....

It cleaned great and they knew it was done well, I know they neglected it for to long. Love the defoamer trick. The wicking has got me more than a few times.

You are trying to fix an abused carpet, but what you need to do is try to fix it to make the clients and yourself happy with the end results....
So, try your best and hopefully there will be a good happy ending that get's you paid for your current services, and also if you want to keep the account (because some accounts are a pain vs keeping) you will be able to make this turn out in your favor.

In their mind they feel like "I paid to clean it and it's not clean" but to me I spent 3 hours and charged less for the "we want you back on a schedule every 8 months"
I just can't think what my defense is. I just think it's work in progress and you don't get 5 years of dirt out in one $150 visit.

Looks like some water staining in that carpet especially around a few of those doors.
Could be from some type of water overflow...or could be from previous cleaner not able to get suction and extraction....
Just a guess, but in cases of water stains, peroxide can be your friend....
(EDIT: but have to be super careful if this was on natural fiber such as wool)

Post pad is a Green and White colored Bonnet. You should go over the carpet after you've cleaned it with your machine to extract any more moisture that is left behind.

He could actually treat the spill stains with that little Oreck Orbiter using the technique I mentioned above. But I agree with you Mike - that machine is way too small for anything more than very small "detail" type work.

Post padding CGD will get more moisture and soil out... Given the fact your using a walk behind, I'd post pad every job in that scenario... Like others have said, floor could have possibly been uneven... Post padding will pick up some moisture along with evening out the overall look...
And with all do respect, the walk behind and Oreck is just toys IMHO... Get a 175 rotary with some scrubbing pads and bonnets to absorb the moisture... You'll raise your cleaning skills to a higher level... I'd encap that job and it'll look a lot better, win-win for everyone...

I just go back, he was genuinely satisfied with the overall endeavor.
He said I rejuvenated his carpeting, and that the last person over soaped and got poor results as well. I really do get good results with the edic, I have some multiple larger units, but with these results, I haven't had the need, he wants me back tomorrow for two rugs, he will bring from home, oh boy I hope it's not a persian rug, I just went back and hit the spots with my sandia spotter, I got an
amazing amount of dirt out, I know I didnt miss that spot! I have some solid cleanning solutions from jon don, and interlink. think I used the flex /w citrasol and flex rinse. Only thing I can think is the dirt was embedded, I simply said its a work In progress and that with good cleaning schedule the carpet can last for 12 to 15 years and without can fail much sooner.
He mentioned a car interior, but then was thinking full wax, I was like hm better not get into that. I hope he goes for the inside I told him just under $100
