Charm wit and personality.

The number one reason anyone will invite you BACK into their home is they LIKE YOU. Number two they TRUST YOU. It matters not credentials, expertise, brilliance... If you are an arrogant ass or give them the creeps you better have a BIG advertising budget BECAUSE one would be destined for one hit wonderdom.
